Purpose of Job
The Senior Escrow Assistant performs a variety of clerical functions and may serve as a back up to other office staff.
Job Duties and Responsibilities (Essential Job Functions)
- Accurately input all data for preparation of refinance and resale escrows.
- Open title orders and obtain legal and vesting, tax roll and trid fee disclosures.
- Review preliminary reports and carefully note all items to clear.
- Order and review payoff demands including any private party payoff demands and reconveyance documents are properly completed.
- Read demands to determine if current, determine if loan itself is current, evaluate if there are any prepayment penalties or other payoff charges. Notify EO of any prepayment penalties that are included or special considerations or fees have been applied.
- Prepare a substitution of trustee and full reconveyance with EO review and approval.
- Prepare Notes and Trust deeds for EO review and approval.
- Prepare Grant Deeds, Quitclaim Deeds, Interspousal Deeds, Affidavits required with EO review and approval.
- Prepare and proofread complicated amendments: pay bills through escrow, terms of sale, holding funds after closing, release of funds prior to closing, etc., with EO review and approval.
- Obtain and provide lender items required for prior to document and prior to funding conditions.
- Properly calculate prorations for property taxes, supplemental taxes, hoa dues, rents, per day or other as required.
- Prepare estimated closing statements for refinance and sale escrows calculate demands, payoff interest, prepaid interest, escrow charges, title charges, account for all bills, and consider terms of escrow instructions, as directed and approved..
- Prepare final title transmittal
- Balance funding figures in settlement menu. Verify all funds are received from buyer and/or seller for any shortages due.
- Authorize recordings, as directed and approved.
- Audit and balance a refinance and resale escrow, as directed and approved.
- Perform any additional responsibilities as requested or assigned.

Qualifications
Education:
- High school diploma or equivalent.
Experience:
- A minimum of one year of previous escrow assistant experience.
Knowledge and Skills:
- Knowledge of escrow, real estate, title and/or mortgage business helpful.
- Ability to handle multiple line telephone console.
- Strong personal computer skills.
- Ability to work independently.
- Excellent organizational skills with a focus on details to ensure accuracy.
- Effective oral and written communication skills.
- Effective analytical and problem-solving skills.
- Ability to prioritize and handle multiple tasks and projects concurrently.
Other (licenses, certifications, schedule flexibility/OT, travel, etc.):
- Position will require approval from the Department of Financial Protection and Innovation (DFPI) and EAFC (Escrow Agents Fidelity Corporation).
Wage: $25.00 - $27.00 hourly; actual wage is based upon education and experience.
