Full Job Description

Millard Lumber is seeking dependable, motivated professionals to join our team as a Commercial Estimator II. In this role, you will be responsible for developing detailed and accurate material takeoffs, cost estimates, and project proposals for commercial construction projects. Leveraging your estimating experience and industry knowledge, you will collaborate with project managers, customers, vendors, and internal teams to evaluate project requirements, identify cost-effective solutions, and deliver comprehensive proposals that support successful project execution and customer satisfaction.

What You'll Do

Review architectural and structural drawings and cross-reference project specifications to develop accurate material takeoffs and estimates for commercial lumber and siding projects.
Perform and coordinate material takeoffs and on-site measurements as needed to support estimating activities.
Utilize estimating software and pricing tools to prepare detailed material lists, labor estimates, and cost projections.
Analyze blueprints and project documentation to develop time, material, labor, and cost estimates.
Collaborate with project managers, estimators, clients, vendors, contractors, architects, engineers, and subcontractors to gather information, evaluate project changes, and update estimates as required.
Identify cost-effective materials, products, and construction approaches while maintaining project quality and scope requirements.
Prepare detailed estimate breakdowns, supporting documentation, and justifications for project proposals.
Provide input on exterior layouts and scope considerations to support project feasibility, compliance, and budget objectives.
Maintain and update historical cost data to improve estimating accuracy and efficiency.
Partner with procurement teams to support timely and cost-effective purchasing of project materials.
Participate in projects and estimating meetings to review, refine, and finalize estimates.
Stay current on new construction methods, materials, products, and technologies that may create value for customers and business.
Perform other duties and responsibilities as assigned.

What We're Looking For

High School Diploma, GED, or equivalent experience.
Minimum of four (4) years of estimating experience.
Ability to read and interpret blueprints, specifications, and technical documents.
Experience with estimating/take-off software preferred.
Advanced Microsoft Outlook and Office skills.
Strong analytical, organizational, communication, and problem-solving skills.
Ability to work independently, manage multiple priorities, and meet deadlines.
Experience working in a remote environment using Teams, Zoom, or similar platforms.

Physical Requirements

Ability to work in a standard office or remote office environment.
Clear close-range vision for reading plans and computer work.
Ability to sit and work at a computer for extended periods.

Schedule

Full-time remote position.
Must have reliable high-speed internet.
Availability during core business hours: Monday-Friday, 8:00 a.m. to 5:00 p.m. CST.
Occasional flexibility may be required to meet project deadlines.
