Position: California Real Estate Broker / Responsible Broker
Location: California
Employment / Partnership Structure: Flexible & Negotiable
Compensation: Base Compensation + Transaction-Based Compensation + Performance Incentives

About Us

We are establishing a new real estate brokerage in California and are looking for an experienced California Licensed Real Estate Broker to join our team and help build the company from the ground up.

Our business model is different from a traditional brokerage.

The company will be responsible for business operations, branding, marketing, digital content, lead generation and customer acquisition.

We already have an established content-driven customer acquisition and operating model that will be adapted to the California real estate market.

Our goal is to build a scalable real estate platform serving residential buyers and sellers, relocation clients, new construction buyers, investors and commercial real estate clients.

The Opportunity

We are seeking a qualified California Real Estate Broker who can serve as the responsible licensed Broker for the brokerage and take an active role in brokerage compliance, transaction supervision and agent management.

We are looking for a long-term partner/team member who is interested in helping establish and grow a professional real estate company.

The company will provide the operations, marketing infrastructure and customer leads, while the Broker will primarily oversee the licensed real estate activities of the brokerage.

Key Responsibilities

Serve as the responsible licensed Broker for the California brokerage
Assist with brokerage licensing and setup
Ensure compliance with California DRE requirements
Supervise licensed real estate Salespersons/Agents
Review contracts and transaction documentation
Oversee brokerage and transaction compliance
Review real estate advertising and marketing materials when required
Establish brokerage policies and procedures
Assist with agent onboarding and training
Maintain appropriate brokerage and transaction records
Provide guidance on complex transactions
Assist with complaint and risk-management matters
Work with management to build a scalable brokerage structure

What the Company Provides

Unlike many traditional brokerage opportunities, you will not be responsible for building the entire business or generating all of the clients yourself.

Agent recruiting support

Business development

We provide the platform and customer acquisition engine; you provide the brokerage leadership and licensed real estate expertise.

Qualifications

Active California Real Estate Broker License in good standing
Strong understanding of California DRE regulations and real estate practices
Experience with residential real estate transactions and contracts
Experience supervising or mentoring real estate agents preferred
Strong communication and organizational skills
Ability to respond promptly to transaction and compliance matters
Interested in building and growing a brokerage rather than simply providing a license

Preferred experience:

Managing/Responsible Broker experience
Residential sales and listings
New construction
Relocation
Investment properties
Commercial real estate
Bilingual English/Chinese is required

Compensation

We offer a base compensation plus additional performance-based compensation.

The exact structure is flexible and can be discussed based on the Broker's experience, availability and level of involvement.

Potential compensation may include:

Base Compensation

Stable monthly or annual compensation for serving as the responsible Broker and providing ongoing brokerage oversight.

Transaction-Based Compensation

Additional compensation for closed transactions and transaction supervision.

Performance Bonus / Profit-Based Incentive

Additional incentives based on transaction volume, brokerage growth, profitability or other mutually agreed performance targets.

Long-Term Cooperation

For the right candidate, we are open to discussing different long-term compensation and partnership structures.
