Full Job Description

Job Summary
We are seeking a dynamic and experienced Maintenance Supervisor to lead our community maintenance team in ensuring the optimal operation, safety, and reliability of our apartment home environment. In this role, you will oversee all aspects of maintenance, including electrical, appliance, plumbing, HVAC, and high/low voltage systems. Your leadership will drive proactive maintenance strategies, manage maintenance projects, and ensure compliance with safety standards. Duties

Supervise and coordinate daily maintenance activities across all facility systems, including electrical, mechanical, HVAC, and appliance equipment.
Develop and implement maintenance programs utilizing CMMS (Computerized Maintenance Management System) tools to maximize equipment uptime.
Lead troubleshooting efforts using schematics, technical manuals, and diagnostic tools such as ohmmeters to identify root causes
Manage maintenance projects, schedules from planning through execution, ensuring timely completion within budget while adhering to safety regulations.
Supervise a team of technicians and maintenance staff, providing coaching, training, and performance feedback to foster a high-performing work environment.
Ensure compliance with safety standards related to high voltage, low voltage, electrical work, and industrial maintenance procedures.
Budget management with the property manager
Create and manage daily schdules and on calls

Requirements

Proven management experience in facilities or industrial maintenance environments with supervisory responsibilities.
Strong maintenance knowledge complemented by electrical, plumbing, appliance experience
Hands-on experience and certifications with HVAC systems and CPO (pools and spa's)
Familiarity with CMMS software for work order management and maintenance tracking.
Ability to read technical schematics and electrical diagrams accurately.
Excellent project management skills with the ability to prioritize tasks efficiently under pressure.
Fluency in English with strong communication skills for team coordination and reporting purposes.
