Regional Property Manager

Location: Seattle, WA
Company: Arboreal Management (a division of Great Expectations)

Arboreal Management is seeking a Regional Property Manager to lead the on-boarding, team building, and ongoing management of a portfolio in Seattle.

Arboreal Management is the in-house property management arm of Great Expectations, a mission-driven real estate investment and development firm dedicated to preserving and expanding affordable and workforce housing across the Pacific Northwest. Great Expectations owns and operates over 2,800 units and has led the acquisition, rehabilitation, and re-stabilization of dozens of multifamily properties, often stepping in where affordability was at risk due to mismanagement, financial distress, or expiring subsidies.

This role sits at the intersection of purpose and performance. It’s an opportunity to manage at scale, lead a team, and help shape the future of housing for Seattle’s urban renters.

What You’ll Do

Working closely with our VP of Operations and executive leadership, you will:

Lead the successful onboarding of new properties this summer, ensuring seamless transitions and minimal disruption to residents.
Build and manage a high-performing site team, including property managers, leasing staff, and maintenance professionals, with a strong focus on performance, service, and culture.
Establish operating systems and protocols tailored to the unique needs of micro-housing and dense urban infill properties.
Drive performance across the portfolio, with full P&L responsibility and a focus on occupancy, revenue growth, expense management, and resident satisfaction.
Act as a strategic leader, identifying opportunities for improvement and innovation in operations, resident services, and technology adoption.
Foster a strong internal culture that reflects our values of teamwork, respect for residents, and ownership mindset.

Who You Are

You are an experienced, driven, and systems-oriented property management leader ready to own a large, fast-moving portfolio and build something from scratch.

You’ve overseen a portfolio of at least 1,000 units or 10+ communities, ideally in dense, urban, or workforce housing environments.
You’re energized by growth and change and have experience with onboarding new assets or portfolios.
You have a proven track record of building and mentoring teams, optimizing operations, and delivering strong financial and resident outcomes.
You’re organized, communicative, and decisive, and you thrive when given autonomy and responsibility.
You don’t need to have affordable housing experience (though it's a plus); this portfolio is market-rate micro housing targeted to urban renters.

Key Qualifications

8+ years of experience in multifamily property management, with at least 3 years in a regional or multi-site leadership role
Strong operational experience, including budgeting, rent-up, leasing strategy, vendor management, and staff development
Comfortable using property management technology platforms and working with data to drive decisions
Bachelor’s degree preferred; relevant certifications (e.g., ARM, CPM) a plus
