Full Job Description

Position Summary

Responsible for overseeing all maintenance operations, unit turnover activities, renovation projects, quality control inspections, vendor management, owner communication, tenant communication, and after-hours emergency response across a residential and multifamily property portfolio. This position serves as a working coordinator who not only coordinates projects and vendors but also performs troubleshooting, repairs, inspections, and hands-on work as needed.

The ideal candidate is highly organized, solution-oriented, knowledgeable in residential maintenance and construction practices, and capable of managing multiple projects while maintaining exceptional customer service standards.

Essential Duties and Responsibilities

Maintenance Operations

- Receive, evaluate, prioritize, and coordinate maintenance requests.
- Troubleshoot and diagnose residential appliance issues
- Perform minor repairs and determine when specialized vendors are required.-Minor plumbing repairs, Leak detection/repairs
- Coordinate emergency maintenance requests and ensure timely resolution.
- Monitor maintenance completion timelines and service quality.
- Maintain accurate maintenance records and documentation.

Unit Turnovers & Rent-Ready Preparation

- Manage all aspects of the unit turnover process from move-out through occupancy.
- Conduct move-out inspections and prepare scopes of work.
- Coordinate and perform unit turn activities including:
- Interior painting
- Drywall repair
- Cleaning coordination
- Flooring replacement coordination
- Fixture replacement
- General repairs
- Ensure all units meet company rent-ready standards.
- Track turn timelines and costs to minimize vacancy loss.
- Conduct final rent-ready inspections prior to marketing and move-in dates

Construction & Renovation Projects

- Coordinate minor and moderate renovation projects.
- Assist with property improvement projects and capital expenditures.
- Obtain vendor bids and proposals.
- Monitor project schedules, budgets, and completion timelines.
- Ensure project quality and compliance with company standards.
- Coordinate punch-list completion and final inspections.

Quality Control & Inspections

- Conduct quality control inspections on completed maintenance and renovation work.
- Verify work quality performed by employees and third-party vendors.
- Identify deficiencies and coordinate corrective action.
- Maintain quality assurance standards throughout the portfolio.
- Conduct periodic property condition inspections.
- Recommend preventative maintenance and asset preservation measures.

Move-In & Move-Out Inspections

- Conduct move-in inspections and document property condition.
- Conduct move-out inspections and assess damages.
- Photograph and document deficiencies and resident-caused damage.
- Prepare reports for security deposit reconciliation.
- Coordinate repairs necessary to return units to company standards.
- Maintain accurate inspection records within company software.

Vendor Management

- Schedule and coordinate contractors, service providers, and vendors.
- Obtain bids and pricing for maintenance and renovation work.
- Verify contractor licensing, insurance, and compliance requirements.
- Evaluate vendor performance and workmanship.
- Maintain preferred vendor relationships.
- Ensure vendors meet company timelines and expectations.

Owner Communication

- Communicate repair recommendations and project updates to property owners.
- Obtain owner approvals when required.
- Provide cost estimates and project status updates.
- Assist with maintenance budgeting and capital improvement planning.
- Support owner retention through proactive communication and service.

Resident Communication

- Communicate professionally with residents regarding maintenance requests.
- Schedule appointments and coordinate property access.
- Provide updates regarding repair timelines and project status.
- Address maintenance concerns and service-related questions.
- Maintain a high level of customer service and professionalism.

On-Call Responsibilities

- Participate in after-hours emergency maintenance rotation.
- Respond to maintenance emergencies as required.
- Coordinate emergency vendors and contractors.
- Document emergency responses and follow-up actions.
- Ensure resident safety and property protection during emergencies.

Administrative Responsibilities

- Maintain accurate work order records.
- Utilize AppFolio and other company software systems.
- Track maintenance expenses and project costs.
- Monitor turn schedules and vacancy timelines.
- Assist with reporting and operational metrics.
- Support company initiatives and special projects as assigned.

Qualifications

Required

- Minimum 3 years of residential maintenance, construction, property management, or related experience.
- Strong troubleshooting and diagnostic skills.
- Working knowledge of all household appliances

Compensation & Benefits

Compensation is based on experience, qualifications, and demonstrated performance. Participation in the company on-call program may include additional compensation as outlined in company policy.

Pay: $25.00 - $32.00 per hour
