Full Job Description

Key Responsibilities

Leasing & Occupancy

Maintain target occupancy rates through proactive leasing strategies and marketing initiatives.
Oversee the full leasing cycle including showings, applications, lease execution, and move-in/move-out processes.
Conduct market surveys and competitive analysis to ensure optimal rental pricing.
Develop and manage relationships with prospective and current residents or tenants.

Financial Management

Prepare, manage, and monitor annual operating budgets; report on variances and implement corrective actions.
Oversee rent collection, delinquency management, and enforce lease terms related to non-payment.
Process accounts payable, approve vendor invoices, and maintain accurate financial records.
Provide monthly financial reports and property performance updates to ownership or leadership.

Resident & Tenant Relations

Foster a positive community environment through effective communication and responsive service.
Address and resolve resident/tenant complaints, concerns, and service requests professionally.
Organize community events and engagement programs (residential properties).
Enforce lease agreements and community policies consistently and fairly.

Team Leadership

Recruit, hire, train, supervise, and evaluate on-site team members including leasing consultants and maintenance staff.
Set performance goals, conduct regular reviews, and support professional development.
Foster a collaborative, inclusive, and high-performing team culture.

Compliance & Risk Management

Ensure adherence to Fair Housing laws, local landlord-tenant regulations, and company policies.
Maintain accurate and up-to-date property records, including leases, vendor contracts, and certifications.
Oversee safety programs and ensure a secure environment for residents, staff, and visitors.

Qualifications

Required

3+ years of property management experience (residential or commercial).
Demonstrated ability to manage budgets and analyze financial statements.
Strong knowledge of Fair Housing laws and landlord-tenant regulations.
Proficiency with property management software (e.g., Yardi, MRI, AppFolio, RealPage).
Excellent written and verbal communication skills.
Valid driver’s license and reliable transportation.

Preferred

Bachelor’s degree in Business, Real Estate, or related field.
Certified Property Manager (CPM), Residential Management Professional (RMP), or equivalent designation.
Experience managing a portfolio of 200+ units or multiple properties.
Bilingual communication skills.
