NextMod is seeking an experienced and driven Project Manager to lead the successful delivery of modular building projects from proposal and preconstruction coordination through manufacturing, field installation, closeout, and final handover.
This role sits at the center of Sales and Leasing, design, engineering, manufacturing, construction, client coordination, and internal operations. The Project Manager is responsible for translating customer requirements and contractual commitments into executable project plans and keeping projects moving on schedule, within budget, compliant with applicable standards, and aligned with the commitments NextMod makes to its customers.
As a key member of NextMod’s Project Management Department, led by the Director of Operations, the Project Manager works closely with Superintendents, the Project Coordinator, Sales and Leasing teams, manufacturing personnel, architects, engineers, subcontractors, vendors, clients, and other project stakeholders.

From our Riverside and Perris, California manufacturing facilities, we design, engineer, manufacture, deliver, install, commission, and support 100% American-made modular buildings.
Our single-story and multi-story facilities are available as temporary or permanent structures through both purchase and lease programs. We support projects across education, government, military, airports, healthcare, construction, disaster response, and other public and institutional markets.

Position Summary
The Project Manager is responsible for the end-to-end coordination and delivery of NextMod modular building projects across educational, commercial, government, and other markets.
Operating within the Project Management Department under the overall leadership of the Director of Operations, the Project Manager owns assigned projects across scope, schedule, budget, quality, risk, compliance, resources, change management, client communication, and final delivery.
The role works closely with Sales and Leasing during the proposal, contracting, and project-transition process to review project requirements, schedules, scope assumptions, pricing inputs, delivery considerations, and contractual commitments. Once a project moves into execution, the Project Manager is responsible for translating those commitments into coordinated plans across design, engineering, procurement, manufacturing, logistics, installation, commissioning, and closeout.
Strong organization, communication, ownership, problem-solving, commercial awareness, and expert-level knowledge of California DSA requirements are critical to success.
Essential Duties and Responsibilities
- Own the planning and execution of assigned modular building projects from proposal and preconstruction coordination through final handover.
- Collaborate with Sales and Leasing teams during the proposal and contracting process, providing project-delivery input related to scope, schedule, constructability, logistics, procurement, manufacturing, installation, risk, and other execution requirements.
- Review proposals, project requirements, scope assumptions, schedules, contract terms, and customer commitments to support an effective transition from Sales or Leasing into project execution.
- Develop and maintain project scopes, schedules, budgets, milestones, resource plans, deliverables, and project controls.
- Coordinate design, engineering, procurement, manufacturing, logistics, transportation, site readiness, field installation, commissioning, and closeout activities.
- Coordinate project activities across NextMod’s Riverside and Perris manufacturing operations as required.
- Lead the execution of California DSA-regulated projects, applying expert-level knowledge of DSA requirements throughout design coordination, approvals, manufacturing, inspections, installation, documentation, issue resolution, and closeout.
- Ensure projects comply with applicable DSA, HCD, GSA, building, safety, permitting, inspection, and regulatory requirements.
- Coordinate permitting, agency approvals, testing, inspections, certifications, and required project documentation.
- Own and coordinate the submittal and RFI process, ensuring items are properly documented, tracked, communicated, escalated, and resolved.
- Serve as a primary point of contact for clients and provide clear, proactive communication regarding project status, milestones, decisions, risks, changes, and outstanding requirements.
- Manage client expectations and address project issues, delays, changes, conflicts, and other concerns in a timely and professional manner.
- Manage and coordinate subcontractors, specialty vendors, suppliers, consultants, and third-party partners.
- Coordinate project-level logistics and interfaces for module transportation, site readiness, installation, specialty trades, utilities, inspections, and related field activities.
- Monitor project budgets, forecasts, commitments, costs, and variances and implement appropriate cost-control measures to protect project performance and profitability.
- Manage project changes, including scope impacts, cost and schedule implications, documentation, approvals, and communication with appropriate stakeholders.
- Identify project risks early and develop mitigation strategies before they affect schedule, budget, quality, compliance, profitability, or client satisfaction.
- Coordinate with Superintendents, QA/QC, manufacturing, and field teams to ensure project quality and execution requirements are maintained throughout manufacturing and installation.
- Monitor project schedules and critical milestones and take corrective action when work falls behind plan or project conditions change.
- Prepare and communicate regular project updates covering schedule, budget, procurement, manufacturing, field execution, quality, risks, changes, client matters, and outstanding actions.
- Provide leadership and direction to assigned Superintendents and coordinate closely with the Project Coordinator to maintain disciplined project execution, documentation, communication, and follow-through.
- Maintain clear and timely communication with the Director of Operations regarding project performance, significant risks, resource requirements, client matters, schedule or budget concerns, and issues requiring leadership action.
- Lead project closeout, including final inspections, documentation, as-builts, punch-list completion, client walkthroughs, handover, and lessons learned.
- Identify opportunities to improve project processes, communication, efficiency, quality, profitability, and predictability across NextMod’s project-delivery organization.
Working Location and Travel
The Project Manager’s primary working location is NextMod’s facility at 18966 Seaton Ave, Perris, CA 92570.
This is a facility- and field-based position and is not a remote role. The position may also support NextMod’s Riverside operations and active project sites throughout California as required.
Regular travel may be required based on active projects, site activities, inspections, client meetings, manufacturing schedules, installations, and project milestones.
A company vehicle is provided for authorized business use associated with the position.
Required Qualifications
- Bachelor’s degree in Project Management, Civil Engineering, Construction Management, or a related field.
- 5+ years of project management experience within modular construction, commercial construction, educational construction, public works, or a closely related construction environment.
- Expert-level knowledge of California DSA requirements with substantial direct experience managing DSA-regulated construction projects.
- Strong understanding of project planning, scheduling, budgeting, forecasting, cost control, risk management, and change management.
- Knowledge of DSA, HCD, GSA, and other applicable construction and regulatory requirements.
- Demonstrated ability to coordinate architects, engineers, contractors, subcontractors, vendors, manufacturing teams, Superintendents, and field personnel.
- Strong understanding of construction documentation, submittals, RFIs, permitting, inspections, testing, and project closeout.
- Experience managing project budgets, forecasts, commitments, costs, changes, and financial performance.
- Ability to understand proposals, project scopes, contractual commitments, and customer requirements and translate them into executable project plans.
- Excellent leadership, client communication, negotiation, conflict-resolution, and problem-solving skills.
- Strong organizational skills, attention to detail, and ability to manage multiple complex projects and competing priorities simultaneously.
- Proficiency with project management and tracking tools such as Procore, Microsoft Project, Monday.com, Microsoft Excel, and comparable platforms.
- Ability and willingness to regularly travel to active project sites throughout California and perform the driving responsibilities associated with the position.
Preferred Qualifications
- Direct experience with modular construction or off-site manufacturing.
- Extensive experience managing DSA-regulated educational, public-sector, or institutional construction projects.
- Experience managing HCD, GSA, public-sector, educational, or institutional projects.
- Experience coordinating modular manufacturing, transportation, site preparation, installation, and commissioning.
- Experience participating in construction proposals, preconstruction planning, estimating coordination, contract review, or Sales-to-Operations project handoff.
- Experience supporting both purchase and lease project delivery models.
- Strong knowledge of QA/QC processes across manufacturing and field operations.
- Experience managing subcontractors, specialty trades, suppliers, consultants, and logistics.
- Demonstrated experience managing project budgets, forecasting costs, controlling changes, and protecting project profitability.
- Experience working directly with clients, architects, engineers, inspectors, public agencies, Sales teams, and operational leadership.

All bonus compensation, eligibility requirements, performance criteria, exclusions, and payment timing are governed by the applicable employment agreement and company compensation plan.
