Maintenance Supervisor / Lead Maintenance Technician

Position Summary
A premier luxury residential community in Lakeway, Texas, is seeking an experienced, hands-on Maintenance Supervisor / Lead Maintenance Technician to oversee the care, maintenance, safety, and appearance of all facilities, amenities, common areas, equipment, and other assets owned or maintained by the community associations.
This position combines direct maintenance responsibilities with leadership and oversight of maintenance personnel, seasonal employees, contractors, and vendors. The Maintenance Supervisor will help ensure that pools, fitness facilities, recreational amenities, buildings, grounds, common areas, and community equipment are maintained to the high standards expected in a luxury residential environment.
The successful candidate will be dependable, service-oriented, organized, and capable of prioritizing multiple maintenance needs. This individual must have broad general maintenance skills, strong attention to detail, and the ability to lead others while remaining actively involved in daily repair, inspection, cleaning, and preventive maintenance activities.
Essential Duties and ResponsibilitiesMaintenance Leadership and Personnel Oversight
- Provide daily direction, scheduling, supervision, and support to maintenance technicians, custodial personnel, seasonal staff, and other assigned employees.
- Assign and prioritize work orders, preventive maintenance tasks, inspections, repairs, and special projects.
- Monitor the quality and timeliness of work performed by employees and contractors.
- Train employees on proper maintenance procedures, equipment operation, safety requirements, and community service standards.
- Ensure appropriate staffing coverage for daily operations, weekends, holidays, community events, and emergency situations.
- Promote a professional, responsive, and resident-focused work environment.
- Assist with employee selection, onboarding, coaching, performance feedback, and corrective action in coordination with the General Manager.
- Maintain accurate records of completed work, employee assignments, inspections, incidents, and outstanding maintenance needs.
General Maintenance and Repairs
- Perform and oversee routine maintenance and minor repairs throughout all association-owned facilities and assets.
- Complete basic plumbing, electrical, carpentry, hardware, drywall, mechanical, and facility repairs within the scope of the position.
- Repair or replace doors, locks, gates, fixtures, signs, shelving, trim, fencing, furniture, and other community property.
- Troubleshoot equipment and building-system issues and determine whether work should be completed internally or assigned to a qualified contractor.
- Respond promptly to maintenance requests, work orders, service concerns, and urgent facility issues.
- Maintain tools, equipment, vehicles, storage areas, workshops, and maintenance facilities in a clean, organized, and safe condition.
- Track the condition and useful life of community assets and report major repair or replacement needs to management.
- Support capital improvement, renovation, and replacement projects as assigned.
Swimming Pool and Aquatic Facility Maintenance
- Perform and oversee the daily operation and maintenance of community swimming pools, spas, pool decks, equipment rooms, and related aquatic facilities.
- Inspect pools and pool areas for water quality, cleanliness, safety concerns, equipment performance, and compliance with established operating procedures.
- Test and document water chemistry, including disinfectant and pH levels, and make appropriate adjustments as permitted by training and certification.
- Clean pools, skimmers, filters, baskets, decks, furniture, restrooms, and surrounding amenity areas.
- Monitor pumps, filters, heaters, chemical feeders, lighting, controllers, and other pool equipment.
- Coordinate repairs and service with licensed pool contractors when specialized work is required.
- Maintain required inspection, chemical, cleaning, and operational records.
- Ensure pool chemicals are labeled, stored, handled, and secured according to applicable safety requirements.
- Support seasonal pool opening, closing, freeze protection, and severe-weather preparation.

Fitness Center and Recreational Facilities
- Inspect, maintain, and oversee the fitness center, exercise equipment, recreational facilities, courts, playgrounds, pavilions, gathering spaces, and related amenities.
- Conduct routine checks of fitness equipment for cleanliness, safety, wear, damage, and proper operation.
- Coordinate preventive maintenance and specialized repairs with qualified equipment vendors.
- Inspect recreational surfaces, nets, goals, fencing, lighting, furniture, hardware, and related equipment.
- Set up and break down furniture, equipment, signage, and supplies for community activities and special events.
- Ensure facilities are clean, functional, properly supplied, and ready for resident use.
- Promptly remove damaged equipment from service when it may present a safety risk.
Buildings, Common Areas, and Association-Owned Assets
- Inspect and maintain association-owned buildings, entry features, monument signs, mail facilities, restrooms, offices, storage spaces, sidewalks, parking areas, gates, fences, lighting, and other common-area assets.
- Maintain the appearance and functionality of community entrances, amenity centers, meeting rooms, outdoor gathering areas, and other high-visibility locations.
- Replace light bulbs, filters, batteries, fixtures, hardware, and other routine maintenance items.
- Identify water intrusion, structural damage, trip hazards, electrical concerns, pest activity, vandalism, or other conditions requiring attention.
- Conduct routine property inspections and document maintenance deficiencies.
- Assist with storm preparation, freeze protection, emergency response, and post-weather-event inspections.
- Monitor vacant, limited-use, or storage areas for leaks, damage, moisture, security issues, and other maintenance concerns.
- Help protect the condition, appearance, and long-term value of all assets owned by the associations.
Painting, Surface Care, and Power Washing
- Perform interior and exterior painting, staining, sealing, touch-up work, and surface preparation.
- Repair minor drywall, trim, siding, fencing, and painted surfaces before refinishing.
- Match paint colors and finishes as closely as possible to established community standards.
- Power wash sidewalks, pool decks, building exteriors, walls, fences, entry features, patios, recreational surfaces, and other appropriate areas.
- Use proper techniques and pressure settings to avoid damage to painted, finished, sealed, or delicate surfaces.
- Maintain painting supplies, ladders, pressure-washing equipment, and personal protective equipment.
- Protect adjacent property, landscaping, residents, employees, and vehicles while completing painting and pressure-washing projects.
- Ensure all work areas are clean, safe, and restored to service promptly after project completion.
Preventive Maintenance and Inspections
- Develop and follow preventive maintenance schedules for buildings, pools, fitness equipment, recreational amenities, vehicles, tools, and mechanical systems.
- Conduct regular inspections and document findings, corrective actions, and recommended repairs.
- Maintain maintenance logs, equipment records, warranty information, service histories, manuals, and inspection reports.
- Track recurring issues and recommend long-term solutions to management.
- Assist with obtaining repair estimates, preparing project scopes, and planning maintenance expenditures.
- Monitor supply levels and maintain an appropriate inventory of commonly used tools, parts, chemicals, filters, hardware, paint, and maintenance materials.
- Help identify deferred maintenance and capital replacement needs during the annual budget process.
Vendor and Contractor Coordination
- Provide access, direction, and on-site coordination for maintenance vendors, contractors, inspectors, and service providers.
- Confirm that vendors understand the approved scope of work, community access procedures, safety requirements, and expected completion standards.
- Monitor contractor work for quality, cleanliness, professionalism, and adherence to the approved scope.
- Report performance concerns, change requests, delays, or additional repair needs to the General Manager.
- Verify that work areas are secured and left clean and safe at the end of each workday.
- Assist management with vendor evaluations, repair recommendations, and maintenance-related purchasing decisions.
- Do not authorize unapproved work or expenses beyond delegated authority.
Safety, Compliance, and Emergency Response
- Follow and enforce workplace safety procedures, equipment instructions, chemical-handling practices, and personal protective equipment requirements.
- Maintain Safety Data Sheets and ensure chemicals and hazardous materials are stored appropriately.
- Identify and report unsafe conditions immediately and take reasonable steps to secure affected areas.
- Place warning signs, cones, barriers, or closures around active work zones and hazardous conditions.
- Support fire, life-safety, emergency, and severe-weather inspection procedures.
- Respond to water leaks, equipment failures, storm damage, power disruptions, access-control issues, and other urgent maintenance situations.
- Participate in an on-call or emergency-response rotation as required.
- Report injuries, property damage, incidents, and resident concerns promptly and accurately.
- Coordinate specialized work with properly licensed professionals when required.
Resident and Community Service
- Interact with residents, guests, Board members, employees, and vendors in a professional, courteous, and helpful manner.
- Maintain a polished appearance and demonstrate discretion while working in occupied or highly visible community areas.
- Respond appropriately to resident questions and direct policy, scheduling, or management concerns to the General Manager.
- Minimize disruption to residents while performing maintenance and repair work.
- Maintain confidentiality regarding resident, employee, security, and community information.
- Support community events, meetings, and special projects when maintenance assistance is required.
Required Qualifications
- Three or more years of experience in facilities maintenance, property maintenance, building operations, hospitality engineering, community association maintenance, or a related field.
- Previous experience providing direction or supervision to maintenance employees, contractors, or vendors.
- Broad working knowledge of general maintenance practices, including basic plumbing, electrical, carpentry, painting, drywall repair, hardware, and equipment troubleshooting.
- Experience maintaining swimming pools, recreational facilities, fitness centers, common areas, or similar amenities.
- Ability to use hand tools, power tools, ladders, painting equipment, pressure washers, pool-testing equipment, and standard maintenance machinery safely.
- Ability to read and follow equipment manuals, product labels, safety instructions, work orders, and preventive maintenance schedules.
- Strong organizational and time-management skills.
- Ability to prioritize urgent repairs while maintaining scheduled preventive maintenance responsibilities.
- Effective verbal and written communication skills.
- Professional appearance, dependable attendance, and a strong commitment to resident service.
- Valid driver’s license and an acceptable driving record.
- Ability to pass employment screening requirements established by the association or management company.
Preferred Qualifications
- Experience working in a luxury residential community, private club, resort, country club, hotel, large-scale homeowners association, or high-end multifamily property.
- Certified Pool Operator, Aquatic Facility Operator, or equivalent pool-operation certification.
- Experience with commercial pool equipment, automated chemical controllers, pumps, filters, heaters, and related systems.
- OSHA, first aid, CPR, AED, or other relevant safety training.
- Experience using electronic work-order, preventive maintenance, or property-management software.
- Familiarity with the Lakeway, Lake Travis, or greater Austin area.
- Experience supporting capital improvement or facility renovation projects.

Physical Requirements
The position requires the ability to:
- Stand and walk for extended periods.

Work Schedule
This is a full-time position with a schedule based on the operational needs of the community. Regular early-morning, evening, weekend, or holiday work may be required, particularly during the pool season, community events, severe weather, facility emergencies, or periods of high amenity use.
The Maintenance Supervisor may participate in an on-call rotation and must be able to respond to urgent community maintenance issues within established response expectations.
