Full Job Description

Schalich Brothers Construction is seeking a highly organized, motivated, and detail-oriented Assistant Project Manager (APM) to support the successful execution of residential construction projects. The APM will work directly with Project Managers, Superintendents, subcontractors, vendors, clients, and design professionals to help ensure projects are delivered safely, on schedule, within budget, and to the highest quality standards.

This position is ideal for an individual looking to build a long-term career in construction management while working on high-quality projects throughout Marin County and the greater Bay Area.

Key Responsibilities Project Administration

Assist Project Managers with day-to-day project coordination.
Maintain project documentation, contracts, subcontracts, permits, RFIs, submittals, and change orders.
Organize and manage project files in company software systems.
Track project milestones and assist with schedule updates.
Prepare meeting agendas and distribute meeting minutes.

Procurement & Buyout Support

Solicit and track bids from subcontractors and suppliers.
Assist with subcontractor buyout and contract preparation.
Coordinate material procurement and delivery schedules.
Verify material lead times and communicate potential delays.

Financial Management

Assist with project budgeting and cost tracking.
Review vendor invoices and subcontractor payment applications.
Support cost-coding and budget-reporting processes.
Help prepare monthly project financial reports.
Track approved and pending change orders.

Field Operations Support

Coordinate closely with Superintendents regarding project progress.
Conduct periodic site visits to verify progress and identify potential issues.
Assist with punch list development and closeout activities.
Support safety compliance and project documentation requirements.

Client & Team Communication

Maintain professional communication with clients, architects, engineers, consultants, and subcontractors.
Participate in project meetings and provide follow-up on action items.
Assist with owner updates and project status reporting.
Represent Schalich Brothers Construction with professionalism and integrity.

Project Closeout

Collect warranties, operation manuals, and as-built documentation.
Assist in obtaining final inspections and project sign-offs.
Ensure all project closeout requirements are completed in a timely manner.

Qualifications Required

Bachelor's degree in Construction Management, Engineering, Architecture, Business, or related field; or equivalent construction experience.
3+ years of construction management, project engineering, estimating, or field experience.
Strong organizational and time management skills.
Excellent written and verbal communication skills.
Proficiency with Microsoft Office Suite.
Ability to manage multiple tasks and deadlines simultaneously.
Valid driver's license and reliable transportation.

Preferred

Experience with Procore, Buildertrend, Bluebeam, or similar construction management software.
Experience in high-end residential construction.
Understanding of construction contracts, scheduling, and project controls.
Knowledge of California building practices and permitting processes.
