Full Job Description

Property Manager – San Francisco & Marin County Portfolio

Morley Fredericks Real Estate is seeking an experienced, proactive, and highly organized Property Manager to oversee a portfolio of residential properties in San Francisco and Marin County.

This is a hands-on property management position for someone who is comfortable taking ownership of day-to-day operations across multiple properties. The Property Manager serves as a primary point of contact for property owners and residents while coordinating maintenance, turnovers, property inspections, reporting, tenant communications, and internal follow-through.

The successful candidate will bring prior property management experience, finely tuned organizational skills, strong written and verbal communication, and confidence working across multiple technology platforms. The pace is fast, expectations are high, and consistent attention to detail is essential.

Key Responsibilities

Manage the day-to-day operations of an assigned residential portfolio in San Francisco and Marin County.
Serve as a primary point of contact for property owners and residents.
Provide professional, timely, and accurate written and verbal communication.
Develop a working knowledge of each assigned property, including its residents, physical condition, operational priorities, recurring issues, and ownership expectations.
Coordinate move-ins, move-outs, access, condition documentation, security deposit support, and turnover timelines.
Partner with the Maintenance Team to track work orders and follow up with residents, vendors, and internal team members through completion.
Monitor open issues and ensure that unresolved items do not stall after the initial handoff.
Coordinate showings and other leasing-adjacent activities with the Leasing Lead or Director of Leasing. This is a property management position and is not primarily a leasing or sales role.
Prepare and distribute resident communications, including welcome letters, notices, lease and house-rule reminders, move-out instructions, and property-related updates.
Maintain accurate, complete, and audit-ready property and resident records in AppFolio and company file systems.
Prepare monthly property reporting, including vacancy and turnover updates, resident issue tracking, owner communication logs, site-visit notes, property condition updates, and outstanding action items.
Conduct regular property visits and inspections throughout the assigned region.
Oversee on-site resident managers where applicable, including assigning responsibilities within the scope of their agreements and monitoring property standards and follow-through.
Support compliance with Fair Housing requirements, landlord-tenant laws, company procedures, and applicable state and local regulations.
Identify operational concerns early, recommend practical next steps, and communicate issues before they become emergencies.
Use AppFolio, Google Workspace, Microsoft OneDrive, and other company platforms to manage communication, documentation, reporting, and daily workflow.

Required Qualifications

Previous professional property management experience is required.
At least two years of experience managing residential properties, resident operations, or a comparable multifamily housing portfolio.
Strong administrative and organizational skills, with the ability to manage numerous properties, deadlines, communications, and open items simultaneously.
Demonstrated ability to prioritize work, track details, and consistently follow matters through to resolution.
Strong written and verbal communication skills.
Professional and service-oriented approach when working with owners, residents, vendors, on-site managers, and internal team members.
Experience using property management software and multiple workplace technology platforms.
Comfort learning new systems and working within shared digital workflows, calendars, task-management tools, and filing systems.
Experience coordinating maintenance, vendors, move-ins, move-outs, inspections, tenant notices, and property turnovers.
Strong attention to detail and the ability to maintain complete and accurate records.
Sound judgment, discretion, accountability, and the ability to work independently.
Valid driver’s license, reliable personal vehicle, and the ability to travel regularly throughout San Francisco and Marin County.

Preferred Qualifications

Three or more years of residential or multifamily property management experience.
Experience independently managing a portfolio across multiple locations.
AppFolio experience is strongly preferred.
Familiarity with Google Workspace, Microsoft OneDrive, and shared digital filing systems.
Experience working with San Francisco and Marin County properties and local operating requirements.
Experience communicating directly with property owners and preparing recurring property reports.

Licensing

A California real estate license is not required for this position. This is currently a pure property management role. Compensation and Growth

This is a hands-on, fast-paced position with meaningful room for growth. New team members generally begin at an introductory compensation level appropriate to their experience, with opportunities for review and advancement as they demonstrate performance, independence, reliability, sound judgment, and ownership of their assigned portfolio.

Pay: $60,000.00 - $65,000.00 per year
