Full Job Description

Seeking a Maintenance Coordinator to be responsible for the direct management and oversight of work orders and walk throughs, etc. of residential properties on the long-term rental market in Hilton Head and Bluffton. The goal is to maximize asset value and client satisfaction.

Work order management
Vendor communication
Scheduling repairs
Insurance verification
Estimate collection
Invoice processing
Maintenance documentation
Repair follow-up
Property walk-throughs (as assigned)

Responsibilities

Manage all aspects of work orders for residential properties in Hilton Head and Bluffton.
Ability to clearly correspond with homeowners, tenants and vendors, both in writing and over the phone
Efficient response time and coordination of repairs.
Maintain a positive, productive relationship with owners, tenants and vendors
Maintain and build relationships with vendors for repairs
Conduct property inspections and walk-throughs
Verify repairs in person when needed
Approve and process vendor invoices for required maintenance
Professionally answer office phone calls and after-hours calls with company cell
Show properties to prospective tenants and answer inquiries
Develop relationships with regime managers (for condo complexes)

Skills

Proven work experience
Organization and detail oriented
Ability to prioritize and self-manage time
Knowledge of the SC Landlord Tenant Act
Competency in MS Office
Experience with property management software, Appfolio, preferred
Customer focus and bottom line orientation
Interpersonal savvy with strong communication skills
Well organized with excellent time management skills
BS degree
Driver's License and ability to use own vehicle for transportation to properties
