Full Job Description

Position Overview

The Real Estate Accounting Manager is a strategic finance partner responsible for the accounting, financial reporting, and financial analysis of a real estate investment portfolio of approximately 17 properties. This individual contributor role requires deep expertise in real estate accounting, financial reporting, budgeting and forecasting, and U.S. GAAP.

The Real Estate Accounting Manager must confidently communicate financial results, respond to detailed questions from senior leaders, and provide recommendations that support investment decisions and organizational objectives. While this is not a people management role, it requires strong financial acumen, executive presence, and the ability to influence decision-making through thoughtful analysis and clear communication.

Key Responsibilities

Financial Reporting & General Ledger

Prepare and review monthly, quarterly, and annual financial statements for a portfolio of real estate assets, including income statements, balance sheets, and cash flow statements.
Manage the monthly and annual close process, ensuring timely, accurate financial reporting in accordance with U.S. GAAP.
Oversee general ledger integrity, including journal entries, accruals, reconciliations, and property- and entity-level financial records.
Prepare and analyze financial results, identifying key trends and variances against budget, forecast, and prior periods.
Present financial results and performance analyses to executive leadership, providing clear explanations, recommendations, and responses to detailed financial inquiries.

Property Accounting Operations

Review and interpret commercial lease agreements to ensure accurate billing, rent escalations, revenue recognition, and CAM/NNN reconciliations.
Calculate and reconcile CAM, NNN, percentage rent, management fees, and other property-level financial activity.
Serve as the primary point of contact for tenants, including onboarding, rent updates, and monthly invoicing in Yardi Breeze.
Support acquisitions, dispositions, financing activities, and debt compliance, including mortgage, swap, and covenant reporting.
Partner with Risk and Insurance to support annual property insurance valuations and related financial reporting.

Budgeting / Forecasting & Analysis

Prepare property-level budgets, forecasts, and long-range financial projections in collaboration with senior leadership.
Analyze operating results and key financial metrics to identify performance drivers, risks, and opportunities.
Develop executive-level financial reports, presentations, and ad hoc analyses to support strategic planning and investment decisions.
Provide actionable financial insights and recommendations to support portfolio performance and organizational objectives.

Compliance, Audit & Tax Support

Coordinate year-end audit activities and serve as the primary liaison for external auditors on property-level financial reporting.
Support tax-related reporting, including sales and use tax, property tax accruals, and personal property tax schedules.
Ensure compliance with U.S. GAAP, lender reporting requirements, and internal accounting policies.
Manage third-party providers for cost segregation studies and evaluate the financial reporting impact of completed analyses.

Systems & Process Improvement

Serve as the subject matter expert for real estate accounting systems, including Yardi Breeze, SAP, and OneStream.
Drive continuous improvements to financial reporting, accounting processes, internal controls, and data integrity.
Maintain audit-ready documentation and support strategic finance, reporting, and process transformation initiatives.

Required Skills and Qualifications

Minimum 5+ years of progressive real estate accounting experience, including property-level reporting, month-end close, lease accounting, and CAM reconciliations.
Bachelor’s degree in Accounting, Finance, or related field required (equivalent experience may be considered).
Strong knowledge of U.S. GAAP as applied to real estate, including lease accounting, capitalization, and revenue recognition.
Experience preparing and presenting executive-level financial reports, analyses, and presentations, with the ability to confidently communicate financial results and respond to detailed questions from senior leadership.
Advanced Microsoft Excel skills (pivot tables, VLOOKUPs, financial modeling) and proficiency in Microsoft Office Suite.
Hands-on experience with real estate accounting systems (e.g., Yardi, MRI, AppFolio, or equivalent).
Strong understanding of month-end close processes, including journal entries, accruals, reconciliations, and intercompany transactions.
Ability to manage multiple priorities and meet deadlines in a fast-paced environment.

Preferred Skills and Qualifications

CPA license or active candidacy preferred.
Experience with REIT or joint venture accounting structures.
Familiarity with construction/development accounting, including draw schedules and cost capitalization.
Experience with investor reporting and capital account tracking.
Experience in commercial real estate (office, retail, industrial, or multifamily) strongly preferred.
Prior experience in a senior accountant or manager-level role within a real estate owner, operator, REIT, or property management firm strongly preferred.
Exposure to business intelligence or reporting tools a plus.

Travel

Up to 5% for property visits, stakeholder meetings, or training.

Pay: $123,000.00 - $132,000.00 per year
