Founded in 2001, KG Investment Properties (KGIP) is a leading commercial real estate services firm providing property management, development, investment, and asset management services throughout Washington, Oregon, and Northern California. Headquartered in Bellevue, Washington, KGIP has built a reputation for delivering exceptional service, innovative solutions, and measurable results for institutional owners, private investors, and commercial property owners across the Western United States.

Position Summary:

We are seeking a Senior Director, Life Science & Healthcare Services to provide strategic leadership for healthcare, life science, and specialized facilities projects within our Project Management division.

This executive leadership role is responsible for business development, operational performance, project delivery, financial results, client relationships, and team leadership. The Senior Director partners with clients, consultants, vendors, and internal stakeholders to successfully deliver complex projects and programs while advancing KGIP's reputation as a trusted real estate and project management partner.

Essential Job Duties:

· Lead business strategy, operations, financial performance, and growth initiatives for the designated healthcare and life sciences market.

· Drive business development through client engagement, pursuit strategy, proposal development, presentations, contract negotiations, and expansion of healthcare and life science relationships.

· Provide executive oversight for healthcare, life science, and specialized facilities projects, including acute care hospitals, imaging and surgical centers, inpatient and outpatient facilities, medical office buildings, laboratories, research and development facilities, manufacturing environments, capital programs, build-to-suit developments, and tenant improvements.

· Oversee project financials, including budgets, forecasts, cash flow, profitability, schedules, risk management, and key performance metrics.

· Advise clients and lead project teams through all phases of project delivery, including due diligence, planning, programming, design, permitting, procurement, construction, sustainability initiatives, occupancy, and closeout.

· Serve as a trusted advisor to clients, property managers, facility teams, consultants, vendors, and stakeholders to ensure projects align with business objectives, operational requirements, and strategic goals.

· Establish and maintain best practices, performance standards, and governance processes while proactively managing risks related to safety, compliance, quality, schedule, budget, contractual obligations, and reputation.

Experience/Education:

· 15+ years of experience in project and development services, commercial real estate, architecture, engineering, construction, or program management, including leadership of complex capital projects and programs.

· 5+ years of leadership experience with responsibility for business operations, financial performance, client relationships, talent development, and team management.

· Extensive experience delivering projects within acute care, inpatient and outpatient healthcare facilities, and life science environments, including research and development, laboratory, manufacturing, or other specialized technical facilities strongly preferred.

· Demonstrated success in business development, client management, consulting, contract negotiations, vendor management, and P&L accountability.

· Bachelor's degree in Architecture, Engineering, Construction Management, Business Administration, or a related field required; advanced degree and/or professional certifications preferred.

Competencies:

· Demonstrated leadership in healthcare, life sciences, and specialized facilities project delivery, with the ability to develop strategy, drive execution, and achieve business objectives.

· Strong client relationship and stakeholder management skills, with the ability to influence decisions, build consensus, and serve as a trusted advisor to clients and project teams.

· Advanced financial acumen with experience managing budgets, forecasts, profitability, business performance, and capital project investments.

· Comprehensive understanding of real estate development, architecture, engineering, construction, procurement, permitting, contracting, and project delivery processes.

· Proven ability to lead, mentor, and develop high-performing teams while fostering accountability, collaboration, professional growth, and exceptional client service.

· Excellent verbal, written, presentation, and negotiation skills, with the ability to communicate complex technical and business information to diverse audiences.

· Strong analytical, problem-solving, risk management, and decision-making capabilities, with the ability to balance competing priorities in a fast-paced environment.

· Proficiency with Microsoft Office, Google Workspace, project management platforms, and related business technologies, including reporting and data analysis tools.
