The Director of Business Development is responsible for identifying, developing, and securing profitable new business opportunities that support the strategic growth of the company. This position is focused on building and maintaining strong relationships with owners, general contractors, construction managers, architects, engineers, facility representatives, and industry partners throughout the commercial, healthcare, industrial, and federal construction markets.
The Director of Business Development serves as a key external representative of the company and works closely with executive leadership, estimating, project management, and operations to identify qualified opportunities, strengthen existing client relationships, and expand the company's market presence.
This is a relationship-driven and opportunity-development position. The Director of Business Development is not responsible for estimating, project management, contract administration, or project execution.

Primary ResponsibilitiesBusiness Development
- Develop and maintain relationships with owners, general contractors, construction managers, architects, engineers, developers, facility representatives, and other key industry contacts.
- Identify and pursue new project opportunities that align with strategic objectives, capabilities, geographic markets, and profitability expectations.
- Develop and maintain a healthy and qualified project opportunity pipeline.
- Research and track upcoming projects within target markets.
- Identify opportunities for negotiated work, preferred-contractor relationships, and early involvement in project planning.
- Identify opportunities for repeat business with existing clients.
- Participate in strategic initiatives designed to expand geographic reach, customer base, and market presence.
- Develop relationships that position the company to become involved in projects before opportunities reach the general bid market.
Client Relationship Management
- Serve as a professional and knowledgeable representative within the construction industry.
- Conduct regular client visits, lunches, project discussions, and relationship-building meetings.
- Maintain consistent communication with key customers and industry partners.
- Strengthen existing customer relationships while developing new business connections.
- Identify client needs and communicate potential opportunities to company leadership.
- Follow up with clients after project completion to support repeat business and long-term relationships.
- Attend industry networking events, conferences, trade association meetings, community functions, and other business-development activities.
Opportunity Management
- Track project opportunities from initial identification through bid, negotiation, and award.
- Maintain accurate CRM and business-development records.
- Provide leadership with visibility into opportunity status, anticipated bid dates, award timing, estimated contract value, and probability of success.
- Coordinate pursuit efforts with estimating, operations, and executive leadership.
- Assist leadership in evaluating whether opportunities are appropriate based on customer, market, manpower, risk, schedule, and profitability considerations.
- Participate in project pursuit and go/no-go discussions.
- Assist with development of client-specific pursuit strategies.
- Support proposal preparation, interviews, presentations, qualification packages, and capability statements as needed.
- Maintain appropriate follow-up with clients after proposals and bids are submitted.
Marketing & Industry Presence
- Support the development and maintenance of company marketing materials.
- Assist with updates to capability statements, project profiles, presentations, and qualifications packages.
- Promote plumbing, HVAC, mechanical, service, industrial, healthcare, and federal construction capabilities.
- Help identify markets and customers where the company has a competitive advantage.
- Assist in maintaining a professional and consistent presence within target markets.
Internal Coordination
- Participate in weekly management and business-development meetings as requested.
- Coordinate with estimating regarding upcoming bid and negotiated opportunities.
- Communicate anticipated workload, project timing, and opportunity forecasts to leadership.
- Provide regular pipeline reports identifying active opportunities, expected awards, and business-development activity.
- Coordinate with project management and operations personnel to obtain feedback regarding customer relationships and future opportunities.
- Support strategic planning and market analysis efforts.
- Maintain communication with leadership regarding customer concerns, market intelligence, competitive activity, and potential risks.
Responsibilities Not Assigned to This Position
The Director of Business Development is not responsible for the day-to-day management or execution of construction projects.
Unless specifically assigned by executive leadership, this position is not responsible for:
- Detailed estimating or preparation of project estimates.
- Project management.
- Project budget management.
- Contract administration.
- Change order preparation or pricing.
- Construction scheduling.
- Labor or manpower management.
- Procurement or material purchasing.
- Subcontractor management.
- Project execution.
- Project billing.
- Accounts receivable or collections.
- Daily field supervision.
These responsibilities remain with the estimating, project management, accounting, and operations teams.
The Director of Business Development may remain involved with customers following project award for relationship management purposes, but responsibility for project execution transfers to the assigned project team.
Qualifications & Requirements
- Minimum five (5) years of experience in business development, sales, estimating, project management, construction management, or a related construction-industry position.
- Experience within commercial construction, mechanical contracting, plumbing, HVAC, industrial, healthcare, or federal construction preferred.
- Demonstrated ability to develop and maintain professional business relationships.
- Strong verbal, written, and interpersonal communication skills.
- Strong organizational and time-management skills.
- Ability to independently manage multiple relationships and opportunities.
- Ability to professionally represent the company with executives, owners, general contractors, designers, and industry partners.
- Working knowledge of Microsoft Office products.
- Experience with CRM or opportunity-tracking systems preferred.
- Valid driver's license and acceptable driving record.

Performance will not be measured solely by the total dollar value of opportunities identified or bids submitted. Emphasis will be placed on quality of opportunity, customer relationship, probability of award, anticipated profitability, risk, and strategic value.

- Regular travel throughout the service territory is required.
- Client meetings, networking functions, conferences, association meetings, and other business-development activities may occasionally occur outside normal business hours.
- Company vehicle and fuel card are provided to support required business travel.
Pay: $95,000.00 - $120,000.00 per year
