We're seeking an experienced and motivated Project Manager to oversee a variety of projects, including company-owned property improvements, residential flips and investment renovations, and custom remodel or new construction projects for design clients. This role is ideal for someone who has a great design eye but enjoys being in the field, solving problems, coordinating contractors, and seeing projects through from planning to completion.

Position Summary
The Project Manager is responsible for overseeing a diverse portfolio of projects, including ongoing maintenance and capital improvement initiatives for company-owned properties, residential house flips and investment property renovations, and remodel or new construction projects for design clients. This role oversees projects from initial planning, budgeting, and scope development through construction completion, ensuring work is delivered on schedule, within budget, and in alignment with company quality standards.
The Project Manager coordinates contractors, vendors, consultants, and internal team members, conducts regular site visits, monitors project progress, and provides consistent reporting to ownership and clients. Serving as the central point of communication between ownership, clients, contractors, and the Flourish team, this position ensures seamless project execution, proactive problem-solving, and successful project outcomes across multiple concurrent projects.
Key ResponsibilitiesProject Oversight
- Manage multiple concurrent projects, including company-owned property maintenance and capital improvements, residential house flips and investment renovations, and client remodel or new construction projects.
- Collaborate with the design team to understand project objectives, develop scopes of work, identify qualified vendors, and create project execution plans.
- Solicit, evaluate, and coordinate vendor and contractor proposals to establish project budgets and execution strategies.
- Collaborate with the design team and ownership to align project scope, design intent, and budget objectives prior to construction commencement.
- Develop project timelines and monitor progress to ensure deadlines are met.
- Identify and proactively address project delays, issues, and risks.
- Ensure all work meets company quality expectations and design standards.
Site Visits
- Conduct regular site visits to monitor project progress and workmanship.
- Verify that contractors are completing work according to scope, schedule, and budget.
- Document progress with notes and photos that can be used in weekly progress reports.
- Identify deficiencies and coordinate corrective actions when necessary.
- Attend scheduled walk throughs with vendors, inspectors, designers, etc as needed
- Verify compliance with project specifications, safety requirements, and applicable building codes.
Owner & Client Communication
- Provide regular project updates to ownership, including schedule status, budget performance, risks, and recommended actions.
- Collaborate with designers to provide regular status updates on client projects.
- Communicate project milestones, budget considerations, and potential concerns.
- Prepare concise reports outlining completed work, upcoming tasks, and outstanding issues.
- Make recommendations to support timely decision-making.
- Participate in client walkthroughs during key project milestones to communicate progress and address questions or concerns.
- Lead project closeout walkthroughs, document punch list items, and coordinate completion of outstanding work prior to project turnover.
Contractor & Team Coordination
- Serve as the primary liaison between Flourish, contractors, vendors, and ownership.
- Coordinate scopes, estimates, schedules, deliveries, and project timelines among all parties.
- Ensure clear communication regarding expectations, deadlines, and project changes.
- Build and maintain positive working relationships with contractors and vendors.
- Review and manage change orders, ensuring scope, pricing, and schedule impacts are clearly documented and approved.
Administrative Responsibilities
- Utilize project management software to maintain schedules, documentation, communication, and project accountability.
- Utilize project management software to its fullest for project execution
- Monitor project budgets, invoices, change orders, and expenses to support profitability and financial accountability.
- Organize project information, photos, and communications.
- Assist with project planning and process improvements.
Qualifications
- 3+ years of project management experience, preferably in residential construction, remodeling, real estate, or home renovation.
- Strong organizational and time management skills.
- Excellent written and verbal communication abilities.
- Ability to manage multiple projects and priorities simultaneously.
- Comfortable working independently and making decisions.
- Proficient with Google Workspace (Docs, Sheets, Drive, Calendar) and project management tools.
- Valid driver's license and reliable transportation for local site visits.
Preferred Qualifications
- Experience with residential house flips or investment properties.
- Experience managing multiple projects simultaneously with budgets ranging from maintenance improvements to full-scale renovations and new construction.
- Knowledge of construction processes, materials, and contractor management.
- A background with high end design or an eye for design is a plus.

Work Environment: This position is a combination of office work and field work, requiring regular travel to project sites throughout the local market area.
Pay: $55,000.00 - $60,000.00 per year
