About the Role
This is a working supervisor position for someone who takes pride in maintaining a beautiful, safe, comfortable, and fully functioning property. The Maintenance Supervisor will be responsible for the day-to-day maintenance of guest rooms, public areas, restaurant spaces, grounds, equipment, and building systems while coordinating preventative maintenance and responding quickly to maintenance needs.
The ideal candidate is a practical problem-solver who can work independently, prioritize competing needs, communicate effectively with hotel leadership and staff, and take ownership of the property's physical condition.
Key Responsibilities
General Maintenance

Perform routine maintenance and repairs throughout the hotel, restaurant, and property.

Inspect guest rooms, common areas, back-of-house areas, restaurant spaces, and exterior areas for maintenance issues.

Respond promptly to maintenance requests from guests and hotel staff.

Troubleshoot and repair plumbing, electrical, HVAC, lighting, doors, locks, fixtures, appliances, and other building components within the scope of expertise.

Repair or replace damaged furniture, fixtures, walls, flooring, and other property items as needed.

Maintain the appearance and functionality of the property to boutique-hotel standards.

Assist with repairs and maintenance related to restaurant equipment and facilities as appropriate.
Preventative Maintenance

Develop and maintain a regular preventative maintenance schedule for guest rooms, equipment, building systems, and property infrastructure.

Conduct routine inspections to identify problems before they affect guests or operations.

Maintain accurate records of completed maintenance and preventative maintenance activities.

Monitor the condition and useful life of equipment and make recommendations for repair or replacement.
Hotel Operations Support

Coordinate maintenance needs with the Managing Director, housekeeping, front desk, restaurant management, and other departments.

Prioritize maintenance requests based on guest impact, safety, operational needs, and urgency.

Assist with room inspections and preparing rooms for occupancy when maintenance issues are identified.

Respond to after-hours emergencies or urgent property issues as required.

Help minimize guest disruptions by completing repairs efficiently and professionally.
Vendor & Contractor Coordination

Coordinate with outside contractors and service providers when specialized repairs are required.

Meet vendors on property and ensure work is completed properly.

Obtain estimates and communicate repair needs and recommendations to management.

Maintain professional relationships with vendors and service providers.
Safety & Compliance

Maintain a safe working environment for employees and guests.
-
Identify and report potential safety hazards immediately.
-
Ensure maintenance areas, tools, chemicals, and equipment are properly stored and maintained.

Follow applicable OSHA, fire, safety, and hotel operating procedures.
-
Assist with emergency preparedness and response procedures.
Supervision & Leadership

Supervise maintenance staff or contractors as assigned.

Assign and prioritize daily maintenance tasks.

Inspect completed work to ensure quality and proper completion.

Train team members on basic maintenance procedures, safety practices, and proper use of tools and equipment.

Promote a team-oriented, service-focused work environment.
Qualifications
-
Previous experience in hotel, apartment, commercial building, restaurant, or general facilities maintenance preferred.

Strong knowledge of general building maintenance and repair.

Working knowledge of plumbing, electrical, HVAC, carpentry, painting, drywall, and general mechanical systems.

Ability to troubleshoot problems and determine practical solutions.

Strong organizational and time-management skills.

Ability to work independently and prioritize multiple maintenance needs.

Excellent communication and customer-service skills.

Basic computer and record-keeping skills.

Ability to safely operate common hand and power tools.

Ability to lift, carry, climb, bend, kneel, and perform physical maintenance tasks as required.

Valid driver's license preferred.

HVAC, electrical, plumbing, or other relevant certifications are a plus.

Physical Requirements
This position requires the ability to perform physical maintenance duties, including standing and walking for extended periods, lifting and carrying equipment and materials, climbing ladders, working in confined spaces, bending, kneeling, reaching, and performing repetitive tasks.
The employee must be able to safely use common maintenance tools and equipment and work in a variety of indoor and outdoor conditions.
