Job Overview

Drive-Up Storage manages self-storage properties across New York, New Jersey, and Connecticut on behalf of institutional and private ownership. We are hiring a Director of Operations to own the performance of that portfolio.

This is a hands-on operating role, not a strategy seat. You will be accountable for revenue, occupancy, and expense control across every site we manage, for the people running those sites, and for the reporting relationship with the owners who hired us. You will spend real time at the properties.

Responsibilities

Own P&L performance across the managed portfolio, including monthly variance analysis, expense control, and delivery against each property's budget and ownership objectives.
Direct revenue management: street rate and web rate strategy, unit mix optimization, discount and promotion structure, and existing customer rate increase programs.
Drive occupancy and rental volume through oversight of marketing channels, call center and web conversion, competitive rate shopping, and lead-to-rental performance.
Manage delinquency and collections, and ensure lien and auction processes are executed in full compliance with the self-storage lien statutes of New York, New Jersey, and Connecticut.
Supervise property managers and district-level staff — hiring, training, scheduling, performance management, and succession — while building a bench for portfolio growth.
Oversee facility condition and maintenance: preventive maintenance programs, vendor selection and management, capital expenditure planning, and execution of ownership-approved capex.
Serve as the primary operational point of contact for ownership clients, delivering monthly and quarterly reporting, performance narratives, and recommendations.
Ensure site-level compliance across tenant insurance and protection programs, lease administration, safety and security standards, and applicable state and local requirements.
Lead onboarding and integration of newly acquired or newly managed properties, including systems setup, staffing, rate positioning, and stabilization.
Establish and monitor operating KPIs, using SiteLink reporting and portfolio-level analysis to identify underperformance and direct corrective action.
Partner with accounting on month-end close, owner statements, accounts payable, and reconciliation between SiteLink and QuickBooks.

Qualifications

Multi-site operations leadership in self-storage, or in a closely comparable asset class such as multifamily, manufactured housing, or parking, with a clear path into storage-specific operations.
Demonstrated ownership of P&L across a portfolio, including budgeting, forecasting, and monthly variance reporting.
Hands-on SiteLink experience, including rate management, reporting, and site-level configuration. This is a daily system in this role.
Working proficiency in QuickBooks, with the ability to read financials, review AP and AR, and work fluently with accounting on close and owner reporting.
Working command of revenue management in a rate-elastic business: pricing, unit mix, promotions, and existing customer rate increases.
Direct experience managing and developing geographically distributed site-level staff.
Practical familiarity with self-storage lien and auction procedures and the compliance obligations that attach to them.
Experience in third-party or fee management, with the client-facing reporting discipline that requires. Strongly preferred.
Willingness to travel regularly across the New York, New Jersey, and Connecticut portfolio.
Bachelor's degree, or equivalent operating experience.

Compensation

$80,000 – $100,000 annually, commensurate with experience.
