Senior Property Manager / Operations Manager – 600+ Unit Portfolio

Toledo, Ohio | Full-Time | On-Site
Salary: $70,000–$80,000 per year

A privately owned and growing real estate company is seeking an experienced, hands-on Senior Property Manager / Operations Manager to oversee the day-to-day operations of a 600+ unit residential and commercial real estate portfolio in the Toledo area.

The company continues to actively acquire properties, and we are looking for a strong operational leader who can manage the existing portfolio while helping develop the team, systems, and processes needed to support continued growth.

This is a key leadership position with significant responsibility and direct interaction with ownership. We are looking for someone who can lead people, establish priorities, solve problems, and drive results without requiring constant direction.

Key Responsibilities

Oversee day-to-day operations of a 600+ unit portfolio
Lead and supervise leasing, maintenance/service, unit turns, and administrative staff
Drive occupancy and reduce vacancy
Monitor vacant units from move-out through make-ready, leasing, and move-in
Improve unit turn times and establish clear completion deadlines
Prioritize and monitor maintenance requests and service backlogs
Manage employees, contractors, and outside vendors
Establish expectations and hold team members accountable for results
Monitor leasing activity, applications, approvals, and completed move-ins
Conduct regular operational meetings and ensure follow-through on commitments
Handle escalated tenant and property issues
Identify operational problems early and take ownership of resolving them
Coordinate with accounting and administrative staff
Improve procedures, workflows, and operational systems
Assist with integrating newly acquired properties into existing operations
Provide ownership with concise reporting on vacancies, turns, leasing, maintenance, staffing, and significant issues

What We're Looking For

We are looking for a strong operator and leader, not simply someone who has held the title of Property Manager.

The ideal candidate will have:

5+ years of property management experience preferred
Proven experience managing a multifamily residential portfolio of 300+ units strongly preferred, including direct responsibility for staff, leasing, maintenance, unit turns, and overall property operations
Experience supervising leasing, maintenance, and/or administrative employees
Strong understanding of leasing, vacancy management, maintenance, and unit turns
Experience managing contractors and vendors
Strong organizational and follow-through skills
Ability to prioritize multiple projects and problems simultaneously
Ability to hold employees accountable while maintaining a positive and productive work environment
Strong judgment and independent decision-making ability
Ability to remain calm and effective under pressure
Strong communication and leadership skills
Property management software experience; Rent Manager experience is a plus

How Success Will Be Measured

This is a results-oriented position. Success will be measured by:

Maintaining strong occupancy and reducing vacancy
Consistently meeting leasing and move-in goals
Reducing unit turn times
Ensuring vacant units have clear and realistic completion dates
Reducing outstanding maintenance and service requests
Improving employee productivity and accountability
Maintaining organized and efficient property operations
Resolving problems without unnecessary escalation to ownership
Building systems and processes capable of supporting continued portfolio growth

The Right Person

This position is ideal for someone who enjoys running an operation and taking ownership of results.

You should be equally comfortable reviewing leasing and operational numbers, walking properties, inspecting vacant units, working with maintenance staff, coordinating vendors, managing employees, and resolving unexpected problems.

You should be able to see the bigger picture while still paying attention to the details necessary to keep properties operating efficiently.

This is an on-site position in the Toledo, Ohio area and is not a remote or hybrid position.
