Job Description:

6 Star Management is seeking Property Manager to join the onsite team at The Summit in Tacoma, Washington, a 171-unit community. This position is responsible for overseeing the day-to-day operations of the property, supporting occupancy and resident retention goals, managing onsite staff and vendors, ensuring administrative and operational compliance, and helping maintain the overall physical condition, financial performance, and resident experience of the community.

The Property Manager plays a key leadership role in the success of the property and is responsible for balancing resident relations, leasing performance, team oversight, maintenance coordination, and property administration. This role is ideal for someone who is organized, accountable, service-driven, and capable of leading property operations while maintaining strong attention to detail and follow-through.

Essential Duties and Responsibilities:

· Oversee the daily operations of the property, including leasing activity, resident relations, maintenance coordination, administration, and general property performance

· Use AppFolio to manage resident files, leasing activity, work orders, notices, communication logs, reports, delinquency tracking, and general property administration

· Oversee leasing, occupancy, and resident retention efforts by supporting traffic conversion, follow-up, renewals, and overall resident experience

· Supervise onsite staff and support day-to-day team performance, accountability, scheduling, and operational follow-through

· Coordinate with the maintenance team to ensure service requests, repairs, preventive maintenance, and unit turns are completed in a timely and thorough manner

· Oversee the preparation and readiness of vacant units to support occupancy goals and timely move-ins

· Respond to resident concerns, questions, and escalated matters in a timely, professional, and solution-oriented manner

· Support rent collection efforts, delinquency management, notices, payment follow-up, and related administrative processes in accordance with company policies and procedures

· Maintain accurate and organized leasing, resident, financial, and operational records in AppFolio and other company systems as required

· Prepare reports, correspondence, notices, files, and other operational materials for company leadership as needed

· Conduct regular property walkthroughs to identify maintenance concerns, cleanliness issues, curb appeal opportunities, safety risks, and other operational needs requiring follow-up

· Coordinate with vendors, contractors, utility providers, and internal teams to support efficient property operations

· Monitor property performance and expenses, help manage operational priorities, and support the overall financial success of the property within approved budgets and company expectations

· Ensure property operations are carried out in alignment with company policies, procedures, service standards, and applicable housing and operational requirements

· Maintain a professional, courteous, and service-oriented attitude when interacting with residents, team members, vendors, ownership representatives, and the general public

· Perform other duties as assigned in support of property operations and business needs

Key Qualifications:

· Prior experience in property management, leasing, operations, or a related field required

· Prior experience in a property management leadership role preferred

· Strong administrative and organizational skills, with close attention to detail and the ability to manage multiple priorities

· Experience using property management software, such as AppFolio, for leasing activity, resident accounts, work order coordination, notices, reporting, and documentation preferred

· Ability to communicate effectively and professionally with residents, coworkers, vendors, and management

· Strong customer service skills and ability to manage resident interactions, operational issues, and day-to-day challenges with professionalism, sound judgment, and follow-through

· Ability to supervise staff, reinforce expectations, support accountability, and maintain a team-oriented work environment

· Ability to coordinate maintenance, leasing, and administrative functions while supporting overall property goals

· Ability to maintain accurate records, handle sensitive information appropriately, and complete administrative tasks efficiently

· Strong problem-solving skills and ability to adapt in a fast-paced setting

· Dependable attendance, professionalism, and a service-oriented leadership approach

· Valid driver’s license and reliable transportation may be required based on business needs

Additional Requirements (Education, Training, and Experience):

· High school diploma or GED required

· Prior experience in property management, leasing, operations, or a related field required

· Prior supervisory or team leadership experience preferredneeds

Pay: $70,000.00 - $80,000.00 per year
