About Ridgemont Properties, Inc.

Ridgemont Properties, Inc. is a family-owned and operated real estate development and property management company with a growing multifamily portfolio in the Alamo Heights area of San Antonio. Our portfolio currently includes six multifamily communities, with additional new developments underway. As the portfolio continues to grow, we are seeking an experienced multifamily leader who can strengthen day-to-day operations, develop high-performing teams, drive financial performance, and help successfully transition new developments from construction through lease-up and stabilization.

Job Description

We are seeking an experienced Portfolio Manager to oversee the day-to-day operations and performance of our growing multifamily portfolio.

This position is responsible for the overall operational and financial performance of approximately 340 existing units and will also play a key role in the operational launch, lease-up, and stabilization of upcoming new developments. The Portfolio Manager will lead onsite leasing and maintenance teams while partnering with senior leadership, ownership, development, and construction.

Key Responsibilities

Oversee daily operations and performance across six multifamily communities and future developments.
Lead, coach, develop, and hold accountable leasing, administrative, and maintenance team members.
Monitor occupancy, leasing velocity, renewals, delinquency, collections, work orders, make-ready timelines, resident retention, and other portfolio KPIs.
Review property financials, budgets, forecasts, expenses, and variances and develop action plans when performance falls below expectations.
Conduct regular property inspections to evaluate curb appeal, vacant units, maintenance operations, safety, resident experience, and overall property condition.
Drive leasing and revenue performance through pricing, market analysis, follow-up, conversion, concessions, and property-specific leasing strategies.
Partner with maintenance teams on work-order performance, preventative maintenance, make-readies, vendor management, and capital projects.
Participate in annual operating and capital budgeting.
Oversee vendor relationships, proposals, contracts, purchase orders, and project execution within established authority levels.
Ensure compliance with Fair Housing, company policies, lease requirements, and applicable regulations.
Provide senior leadership and ownership with clear reporting on portfolio performance, risks, priorities, and recommended solutions.
Partner with ownership, development, and construction teams on upcoming multifamily developments.
Support pre-leasing strategies and initiatives, staffing, systems, pricing, marketing, operational readiness, construction handoff, lease-up, and stabilization of new communities.

Qualifications

5+ years of progressive multifamily property management experience.
Multi-site, Area Manager, Regional Manager, Portfolio Manager, or comparable leadership experience strongly preferred.
Strong understanding of multifamily financials, budgeting, variance analysis, occupancy, delinquency, concessions, expenses, and NOI.
Proven ability to lead teams, establish accountability, coach performance, and develop employees.
Strong operational judgment and the ability to independently prioritize across multiple properties.
Experience with lease-ups, new construction, renovations, property transitions, or capital projects strongly preferred.
Working knowledge of Fair Housing and Texas landlord-tenant requirements.
Experience with Yardi or comparable property management software.
Strong organizational, analytical, communication, and problem-solving skills.
CAM®, CAPS®, ARM®, CPM® or similar industry designation is a plus.
Valid driver's license and vehicle insurance required.
