Property Manager – Student HousingJob Overview
We are seeking an experienced, organized, and highly motivated Property Manager to oversee the day-to-day operations of a 400-bed student housing community in Troy, Alabama.
The Property Manager is responsible for the overall performance of the property, including leasing and occupancy, resident relations, financial performance, collections, property operations, maintenance oversight, staff leadership, marketing, and vendor management.
This is a hands-on leadership position for someone who takes ownership of their property and is comfortable balancing resident needs with the financial and operational goals of the community. The ideal candidate is proactive, organized, approachable, and able to lead a team while maintaining a positive experience for residents and parents.
Key ResponsibilitiesLeasing & Occupancy
- Oversee all leasing and pre-leasing efforts with a strong focus on achieving occupancy goals
- Monitor leasing traffic, applications, renewals, cancellations, and overall leasing performance
- Develop and implement leasing and marketing strategies to increase traffic and occupancy
- Track the local student housing market, including competitor pricing, specials, occupancy trends, and amenities
- Review rental rates and make recommendations based on market conditions and leasing performance
- Oversee lease execution, guarantor requirements, roommate placement, move-ins, renewals, and lease takeovers/subleases
- Maintain accurate resident and leasing information within the property management software
- Build relationships with Troy University students and the surrounding community to strengthen the property's presence in the market
Resident & Parent Relations
- Serve as the primary point of contact for residents, guarantors, and parents when issues require management attention
- Provide professional, timely, and solution-oriented communication
- Address resident concerns, lease violations, roommate issues, complaints, and other community matters
- Enforce lease terms and community policies consistently and fairly
- Maintain a welcoming community environment while setting appropriate expectations and boundaries
- Assist with resident retention initiatives, events, and renewal campaigns
Financial Management
- Monitor rent collections, delinquency, outstanding balances, and payment arrangements
- Review property income and expenses and assist with monthly financial reporting
- Monitor market rent, actual rent, concessions, vacancy loss, and other key property performance indicators
- Assist with annual budgeting and ongoing budget management
- Review invoices for accuracy and ensure expenses are properly documented
- Work closely with ownership and regional management to identify opportunities to improve property performance and control expenses
- Maintain accurate records and documentation within the property management system
Property Operations & Maintenance
- Work closely with the maintenance team to ensure work orders are completed efficiently and resident concerns are addressed appropriately
- Conduct regular property inspections to maintain high standards for cleanliness, curb appeal, safety, and overall property condition
- Coordinate with vendors and contractors for property repairs, services, and capital projects
- Review vendor performance, proposals, contracts, and invoices
- Assist with prioritizing maintenance needs and communicating updates to residents when necessary
- Oversee preparation for annual turnover, including move-out inspections, unit turns, painting, cleaning, carpet/flooring, maintenance, and move-in readiness
- Ensure apartments and common areas are ready for incoming residents by established deadlines
Team Leadership
- Supervise, train, and support leasing staff, Community Assistants, and other on-site team members
- Establish clear expectations and hold team members accountable for performance
- Create and manage staff schedules to ensure appropriate office coverage
- Conduct regular team meetings and communicate property priorities
- Encourage a positive, professional, and team-oriented work environment
- Coordinate closely with maintenance leadership to ensure leasing, resident services, and maintenance operations work together effectively
Marketing & Community Outreach
- Oversee property marketing efforts, including social media, outreach, resident events, and leasing promotions
- Develop creative strategies to generate leads and increase property visibility
- Build relationships with local businesses, organizations, and university-related groups
- Monitor lead sources and leasing results to determine which marketing efforts are most effective
- Maintain a strong understanding of the Troy student housing market and competing communities
Compliance & Administration
- Ensure compliance with Fair Housing laws, Alabama landlord-tenant laws, lease requirements, and company policies
- Maintain accurate resident files, leases, notices, inspection documentation, and other property records
- Prepare and distribute resident communications, notices, and policy reminders
- Maintain confidentiality and professionalism when handling resident, employee, and financial information
- Ensure property operations follow company procedures and established standards
Qualifications
- Previous property management, student housing, multifamily housing, or related management experience preferred
- Student housing experience is strongly preferred
- Experience managing leasing, collections, resident relations, and property operations
- Strong leadership skills with the ability to manage and motivate an on-site team
- Excellent written and verbal communication skills
- Strong organizational skills and attention to detail
- Ability to manage multiple priorities and make sound decisions in a fast-paced environment
- Comfortable handling difficult conversations and resolving resident, parent, and employee concerns professionally
- Working knowledge of Fair Housing and landlord-tenant requirements
- Experience with property management software; AppFolio experience is a plus
- Proficiency with Microsoft Excel, Word, Outlook, and other standard office software
- Strong understanding of budgeting, financial reporting, and property performance metrics is preferred

Pay: $40,000.00 - $50,000.00 per year
