Full Job Description

Job Overview

We're hiring an experienced Property Manager for a well-established apartment community. This is a hands-on role running the property day to day and owning the results: occupancy, delinquency, expenses, and resident retention.

What you'll do

Own occupancy and leasing performance. Manage traffic, follow-up, applications, and pricing recommendations.
Manage delinquency start to finish: notices, payment agreements, and eviction filings when needed.
Supervise onsite leasing and maintenance staff. Set the schedule, hold the standard, handle performance issues.
Manage the make-ready and turn process so units are rent-ready on time and on budget.
Run renewals and retention. Send offers on schedule and follow up.
Control expenses against budget, approve and code invoices, and explain variances monthly.
Walk the property regularly. Address curb appeal, life safety, and deferred maintenance before they become problems.
Handle resident issues, lease violations, and vendor coordination.
Keep the property compliant with Fair Housing, Oklahoma landlord-tenant law, and company policy.

What we're looking for

7+ years in multifamily property management.
3+ years in a Property Manager role with full site responsibility.
Working knowledge of a property management platform. We'll train the right person on ours.
Real experience with collections and the eviction process.
Comfortable supervising a small team and having direct conversations.
Solid with numbers. You can read a budget variance report and explain what happened.
Valid driver's license.

Pay: $52,000.00 - $58,000.00 per year
