757 Property Solutions is a growing real estate investment company that purchases, renovates, and resells residential properties throughout Hampton Roads.
We are looking for an experienced Residential Construction Project Manager to take ownership of renovation projects from acquisition through completion.
This is not a desk-only project management position. You will spend significant time in the field visiting projects, working with contractors, inspecting work, solving problems, managing schedules and budgets, and making sure every property gets across the finish line.
We have numerous renovation projects underway simultaneously, ranging from lighter cosmetic renovations to complete residential rehabs. The right person will be highly organized, comfortable managing multiple projects at once, knowledgeable about residential construction, and confident holding contractors accountable.
Most importantly, we're looking for someone who takes ownership.
When a project is assigned to you, we want you to treat the outcome as your responsibility. You should be someone who identifies problems before they become expensive, finds solutions independently, communicates proactively, and doesn't need to be reminded to follow up.
Our goal is simple: complete high-quality renovations on time and on budget.
Duties
- Manage 8-12 residential renovation projects simultaneously throughout Hampton Roads.
- Take ownership of projects from initial scope development through final completion and turnover for resale.
- Create detailed scopes of work and renovation budgets for newly acquired properties.
- Walk properties with contractors and subcontractors to clearly communicate scope, expectations, timelines, and quality standards.
- Solicit and review contractor bids and negotiate pricing when appropriate.
- Assist in selecting contractors and subcontractors for individual projects.
- Develop project schedules and hold contractors accountable to agreed-upon completion dates.
- Visit active projects regularly to inspect progress, workmanship, cleanliness, and adherence to the scope of work.
- Identify construction issues, delays, and potential budget overruns early and develop solutions before they become larger problems.
- Manage renovation budgets and closely track actual costs against approved budgets.
- Review proposed change orders and verify that additional work and costs are necessary and reasonable.
- Coordinate and order construction materials when necessary to prevent project delays and control costs.
- Review contractor invoices and draw requests and verify that the corresponding work has been satisfactorily completed.
- Manage relationships with general contractors, subcontractors, suppliers, and vendors.
- Help recruit and develop additional contractors and subcontractors as the company grows.
- Maintain accurate project records, including budgets, schedules, progress photos, invoices, receipts, change orders, and project updates.
- Provide clear and proactive updates regarding project status, upcoming milestones, delays, budget concerns, and decisions requiring management involvement.
- Coordinate permits, inspections, utilities, vendors, and other construction-related logistics as needed.
- Perform quality-control inspections throughout construction.
- Create and manage punch lists as projects approach completion.
- Ensure punch-list items are completed quickly and correctly.
- Deliver completed properties that are clean, functional, and fully ready for photography, listing, and resale.
- Continuously look for opportunities to reduce renovation costs, shorten project timelines, improve quality, and improve our construction processes.
Experience
We're looking for someone with hands-on knowledge of residential construction and experience managing renovation projects.
The ideal candidate will have:
- Previous experience in residential construction, renovation, remodeling, homebuilding, or construction project management.
- Strong understanding of residential construction methods, materials, and sequencing.
- Ability to evaluate workmanship and recognize when work has not been completed correctly.
- Experience reading and creating scopes of work and construction budgets.
- Experience working directly with general contractors and subcontractors.
- Strong understanding of construction costs and the ability to evaluate whether bids and change orders are reasonable.
- Experience managing multiple construction projects simultaneously.
- Strong organizational and time-management skills.
- Excellent communication and follow-up skills.
- Ability to have difficult conversations and hold contractors accountable when expectations are not being met.
- Strong problem-solving skills and the ability to make decisions independently.
- Comfort using technology and project-management software to document and manage projects.
- High attention to detail.
- Reliable transportation and the ability to travel regularly between projects throughout Hampton Roads.
- Valid driver's license.
Real estate investment, fix-and-flip, or high-volume residential renovation experience is strongly preferred but not required.
We care less about having the perfect résumé than we do about finding someone who understands construction, is extremely dependable, communicates well, and takes ownership of results.
