Full Job Description

Capital Project Manager

Rochester, NY

JK Executive Strategies is proud to partner with a locally owned Rochester residential real estate brokerage in search of a Capital Project Manager to join its team!

The Capital Project Manager will be directly responsible for the property management functions related to the portfolio and will have direct interaction with tenants and vendors. The main functions include lease administration (primarily NNN leases) and compliance, capital budgeting, property inspections, oversight of tenant maintenance and improvement projects, and assisting in tenant relations. The ideal candidate will have both industrial and office real estate property management experience, along with the ability to work productively with limited supervision and strong organizational and interpersonal skills. The position is based in Rochester, NY.

Responsibilities

Ongoing review of all existing and proposed leases to document and manage tenant and landlord obligations and address any compliance issues related to physical property management.
Manage the firm’s property inspection program to ensure buildings are properly maintained in accordance with lease requirements. Perform on-site inspections and manage third-party inspectors to evaluate and document the physical condition of each property, including roof, exterior and interior walls, foundations, parking areas and HVAC systems.
Communicate with tenants regarding required maintenance items, maintenance plans and improvements and ensure compliance with lease obligations. Perform regular tenant outreach; oversee third-party property managers; and support operational activities including building tours and emergency maintenance.
Manage all repair and improvement projects performed by landlord entities, including contracting, supervision and interaction with contractors as needed.
Provide annual and multi-year capital budgets for each property based on needed or anticipated future repairs or improvements by landlord.
Act as a resource for the firm’s Acquisitions team to support due diligence by evaluating physical aspects of properties and suggesting required improvements under leases.
Perform such other property management activities as directed.

Requirements

Well-rounded understanding of commercial real estate, property management and lease compliance.
Ability to review and evaluate real estate documentation including leases, vendor contracts and mortgages.
Experience managing multiple projects or properties simultaneously.
Familiarity with building systems including HVAC, roofing, electrical, plumbing, and life safety systems.
Proven ability to manage project costs and schedules.

Salary Range

$130 – 150k
