Property Manager

Status: Full-Time

Location: New York City, NY | In-Office, work from home up to 2 days per month after 6 months of continuous employment

Travel: Local travel between properties as needed

Salary Range: $90,000-$110,000, depending on experience

Reports To: Director of Management

Department: Property Management

Solstice Residential Group is a growing NYC-based third-party property management firm specializing in the management of luxury condominiums and cooperatives throughout New York City. With a portfolio of 140+ buildings and a growing employee population, Solstice is in an exciting phase of operational growth and organizational evolution.

Our Property Management team plays a critical role in delivering exceptional service to residents, board members, and building stakeholders while maintaining operational excellence across the portfolio.

Position Overview

The Property Manager is responsible for the day-to-day management and operational oversight of a portfolio of cooperative and condominium properties throughout New York City.

This role requires a highly organized and service-oriented professional with strong operational knowledge, excellent communication skills, and the ability to manage multiple priorities within a fast-paced environment.

Key Responsibilities

Manage the day-to-day operations of a portfolio of approximately 8 cooperative and condominium buildings.
Conduct regular property inspections to ensure building standards, maintenance, and operational expectations are met.
Manage building staff, service providers, contractors, work orders, and maintenance agreements.
Prepare for and attend Board Meetings as needed, including approximately 6–8 evening meetings per month.
Prepare for, coordinate, and attend Annual Meetings of Owners.
Prepare and distribute resident communications, notices, memos, and operational correspondence.
Respond to and follow up on resident requests and service concerns in a timely and professional manner.
Maintain organized resident, vendor, and operational files and documentation.
Process and coordinate alteration applications in partnership with architects and engineers.
Partner with attorneys, accountants, consultants, contractors, and other building professionals.
Support and help facilitate capital improvement projects and building initiatives.

Required Qualifications

3+ years of property management experience within residential real estate.
Strong operational knowledge of building systems including mechanical, electrical, plumbing, and façade systems.
Knowledge of NYC building codes, local laws, and industry standards.
Exceptional verbal and written communication skills.
Strong organizational skills with the ability to manage multiple priorities simultaneously.
Proficiency with Microsoft Office Suite including Word, Excel, and PowerPoint.
Must be located within commutable distance to New York City.

Preferred Qualifications

Experience managing cooperative and condominium properties.
Experience supporting or overseeing large-scale capital projects.
Experience working directly with condominium/co-op Boards and building stakeholders.
