Full Job Description

Overview - Multifamily Properties
The Regional Maintenance Director is responsible for managing the maintenance within their assigned territory. Employee will lead maintenance teams, ensuring properties are safe, appealing, and functional by overseeing and helping with repairs (plumbing, electrical, carpentry, HVAC), managing move-ins/outs (make-ready), handling grounds/pool upkeep, managing staff, controlling budgets, and preparing for emergencies, all while collaborating with property managers to boost resident satisfaction and property value. The employee is required to be well-versed in the management and handling of maintenance work orders and the management of maintenance staff.

The RMM will be required to travel to their assigned territory as needed and should be ready to lead by example.

Core Responsibilities

 Team Leadership: Direct, train, and schedule maintenance leads and technicians, assigning work orders.

 Property Upkeep: Manage preventive and reactive maintenance, including appliance, plumbing, electrical, and carpentry repairs.

 Resident Services: Ensure timely completion of service requests, maintain high standards for move-in readiness, and provide excellent customer service.

 Emergency Preparedness: Develop and implement plans for emergencies like severe weather or system failures.

 Budgeting and Vendors: Manage maintenance budgets, control inventory, and handle vendor relationships.

Key Skills & Qualifications

 Technical Expertise: Strong knowledge of building systems (HVAC, plumbing, electrical, carpentry).

 Leadership: Ability to motivate, manage, and develop a team.

 Problem-Solving: Excellent troubleshooting and resolution skills for unexpected issues.

 Communication: Effective verbal and written communication with staff, residents, and management.

 Certifications: HVAC certification (EPA 608) is preferred.

 Experience: 5-7+ years in multifamily maintenance with supervisory experience.

 Travel: Required to travel to all company residential properties in the Manager’s portfolio regularly. Position will largely be on site at various assets in the portfolio.

Job Type: Full-time

Pay: $125,000.00 - $140,000.00 per year
