CONDO ASSOCIATION OFFICE MANAGER

Ormond Beach, Florida | 90-Unit Condominium Association

POSITION AVAILABLE: SEPTEMBER 2026

A well-established 90-unit condominium association in Ormond Beach, FL is seeking an experienced, dependable, and organized Office Manager / Bookkeeper to assist with the day-to-day administrative and operational needs of the community. We are open to considering an experienced individual, business services, and/or bookkeeping company.

POSITION DETAILS

Location: Ormond Beach, Florida

Community Size: 90-unit condominium association

Start Date: September 2026

Compensation: $1,100–$1,500 per month, based on experience and qualifications

Schedule: Flexible

Approximately 10-12 hours per week, some remote work included

Employment Arrangement: Open to an individual or small management company

QUALIFICATIONS & REQUIREMENTS

Previous experience in condominium, HOA, property management, or office administration preferred

CAM license, CAM experience, or willingness to obtain a CAM license

QuickBooks experience is required

Strong organizational and administrative skills

Excellent written and verbal communication skills

Ability to work independently while also being a team player

Professional, dependable, and responsive

Experience working with volunteer boards, homeowners, vendors, and contractors is a plus

Ability to maintain accurate records and handle confidential association information

Comfortable with email, Microsoft Office, QuickBooks, and common office technology

Money management skills specialized with condo association experience

Ability to prioritize multiple responsibilities and meet deadlines

TYPICAL RESPONSIBILITIES

Provide general administrative support for the condominium association

Maintain association records, files, correspondence, and documentation

Assist the Board of Directors with day-to-day community business

Manage and respond to homeowner communications

Maintain financial records and assist with association bookkeeping

Use QuickBooks and maintain accurate financial documentation

Process Association Pay Roll and invoices

Communicate with vendors and contractors; obtain estimates as needed

Help monitor maintenance and property-related issues

Prepare information and materials for Board meetings

Assist with meeting notices, agendas, minutes, and follow-up items

Maintain compliance and association documentation

Perform other administrative and management responsibilities as needed

IDEAL CANDIDATE

We are looking for someone who is experienced, organized, trustworthy, responsive, and easy to work with. The ideal candidate will be comfortable working with a volunteer Board of Directors, homeowners, vendors, and contractors and will take pride in keeping the association’s business organized and running smoothly.
