Full Job Description

Own the resident side of a privately held multi-family portfolio across the Portland metro area. Internally we call this the Resident Account Manager. We need someone who can run it from the start — not someone we need to train. Genuine 40-hour week.

WHY WE'RE DIFFERENT

We manage only properties our owners hold — bought to keep, not to flip. So we're not chasing turnover; we're protecting assets we have owned for decades. Our vacancy and turnover costs run below industry standard because we invest in getting it right the first time.

We run lean and in-house: QuickBooks rather than a big property management platform, our own maintenance crews, no regional manager, no separate leasing department. You'll work directly with ownership. If you're used to a large system doing the thinking, this will be an uncomfortable fit — and we'd rather say so now than in month three.

We're hands-on all the way up. If there's trash on the grounds you pick it up; if a unit has debris from showings you vacuum it. No task here is beneath anyone, ownership included.

WHAT YOU'LL OWN

Resident communications — the primary point of contact for prospective, current, and former residents
Turnovers — marketing, showings, applications and screening, move-ins and move-outs, deposit refunds
Market rents — assessment, interim increases, turnover increases
Retention — resolving issues before they become move-outs, tracking maintenance follow-up and resident satisfaction
Resident accounts — setup, rent collection and deposit, billing, records, notices, rental agreement enforcement, liaison to accounting
Compliance with Fair Housing and Oregon landlord/tenant law
What it does not include: capital projects, maintenance execution, property accounting and budgeting, payroll, acquisitions, or staff supervision. Those sit with our capital projects team, maintenance crews, accounting department, and ownership. The scope is focused on purpose, and the pay reflects that we would rather one person do this well than split it between two who each do it halfway.

WHAT A DAY LOOKS LIKE

Roughly five hours at your desk and three in the field, including drive time. Requests can come in all day and over the weekend — triaging that queue is a real part of the job. You'll carry the Resident Account Manager phone for the rare after-hours emergency, and occasionally an evening until about 6:30 or a few weekend hours for showings and payment pickups.

Worth saying plainly: there is usually no need to rush. This position has ample time for its duties. We would rather you take the time to get something right than move fast and create a problem later.

WHAT YOU BRING

3+ years in property management, or a comparable role where you owned a process end-to-end without a large support structure
Working knowledge of Fair Housing Law and Oregon landlord/tenant statutes
Hands-on QuickBooks on the receivables side — resident accounts, billing, deposits, reconciliations
Strong written and verbal English for lease documentation, statutory notices, and resident correspondence
Comfort working directly with ownership rather than through layers of management
Valid driver's license and an insured, operable vehicle
Detail-minded, self-motivated, and serious about record keeping — every resident file should tell the whole story

Multi-family portfolio and leasing experience preferred.

LOCATION AND DRIVING

Based out of our Oregon City office. Properties are spread across the metro — Southwest Portland, Clackamas, and Milwaukie, with a significant concentration on the east side of Southeast Portland. A meaningful share of most days is spent behind the wheel getting between them. Business mileage is reimbursed and a company cell phone is provided. This is not just a desk job.

COMPENSATION AND BENEFITS

$35–$40 per hour, depending on experience — roughly $72,800–$83,200 per year at 40 hours per week
Employer contribution toward health insurance
Paid time off, accruing from your first day, starting at 10 days per year
Seven (7) paid holidays
Mileage reimbursement and a company cell phone

Room to grow into capital projects, maintenance oversight, and full portfolio management as the company adds properties. We promote from within.

Pay: $35.00 - $40.00 per hour

Application Question(s):

Do you have at least 3 years of experience in property management, or in a comparable role where you owned a process end-to-end without a large support structure?
Do you have working knowledge of Oregon landlord/tenant law (ORS Chapter 90) and Fair Housing requirements?
Do you have hands-on QuickBooks experience on the receivables side — customer or resident accounts, billing, deposits, and reconciliations? (Not general familiarity with QuickBooks.)
This role requires daily travel between properties across the Portland metro. Do you have a valid driver’s license and access to an insured, operable vehicle?
This position is based out of our Oregon City office, with properties in Southwest Portland, Clackamas, Milwaukie, and Southeast Portland. Are you able to reliably commute to Oregon City for a Monday–Friday schedule?
Roughly how many residential units have you been responsible for at one time?
