Full Job Description

Position Overview:

The Project Manager will oversee the planning, coordination, and execution of exterior construction projects from start to finish. This includes managing all aspects of window installation, siding, stucco, stonework, and waterproofing projects for both residential and commercial clients. The ideal candidate will have a strong background in construction management, excellent leadership skills, and a deep understanding of the specific requirements and challenges of exterior construction in the Pacific Northwest.

Key Responsibilities:

1. Project Planning & Coordination:

Develop detailed submittals for all required products pertaining to the job, including material needs, and resource allocation.
Coordinate with clients, architects, engineers, and subcontractors to ensure project objectives and timelines are clearly communicated.
Identify and mitigate potential project risks to ensure timely completion. Including submitting RFIs at early stages if possible.
Schedule and manage the flow of materials and personnel to maintain project momentum.
Accurately track expenses including:
Labor hours and material expenses throughout the project
Equipment rentals
In-house equipment - inventory of equipment used

2. Team Leadership & Supervision:

Lead, supervise, and motivate crews and subcontractors to ensure efficient worksite operations.
Ensure safety protocols are followed and all team members are properly trained and equipped.
Monitor crew performance and address any issues that may arise to keep projects on track.

3. Client Communication & Satisfaction:

Serve as the primary point of contact for clients, ensuring clear communication throughout the project.
Conduct regular on-site meetings and progress reports with clients to ensure expectations are met.
Resolve client concerns or issues in a professional and timely manner.
Ensure projects meet or exceed customer expectations in terms of quality, safety, and timeliness.

4. Budget & Cost Management:

Manage project budgets, ensuring all costs are controlled and remain within the specified limits.
Approve and track material orders ensuring accuracy and timeliness.
Monitor labor costs and oversee cost-effective use of materials to maximize profitability.
Review project estimates, ensuring accuracy and completeness.
Change order for work that is out of scope, ensure the work that is being completed is part of the original scope, or is part of an approved change order.

5. Quality Control & Inspections:

Ensure all work is completed in compliance with project specifications, industry standards, and local building codes.
Perform regular site inspections to monitor progress and quality.
Identify any potential issues early and take corrective action to avoid delays or rework.
Ensure all necessary permits, inspections, and compliance requirements are met.

6. Safety & Compliance:

Ensure all safety regulations are followed, including OSHA guidelines and company safety policies.
Conduct regular safety meetings and on-site audits to maintain a safe work environment.
Monitor environmental factors like weather conditions that could impact the work and schedule.

7. Documentation & Reporting:

Maintain accurate project records, including contracts, change orders, invoices, and inspection reports.
Prepare and submit progress reports to upper management and clients as needed, and update WIP reports weekly for each project.
Document and address any issues, delays, or changes that impact the project scope or budget.
Gather all necessary documents required for a smooth job close-out process (including warranty information from suppliers for all products used)

8. Business Development & Relationship Building:

Build and maintain strong relationships with clients, subcontractors, vendors, and other industry professionals.
Assist in the preparation of bids and proposals for new projects.
Represent the company at networking events and industry trade shows.

Qualifications:

Experience:

Minimum 5 years of experience as a Project Manager in exterior construction, with a strong background in window installation, siding, stucco, stone, or waterproofing.
Experience managing multiple projects simultaneously, with a proven track record of delivering projects on time and within budget.
Familiarity with construction project management software (e.g., Procore, Buildertrend, Google Sheets/Excel, etc.) is preferred.

Skills:

Strong leadership and team management skills, with the ability to motivate and supervise a diverse workforce.
Excellent communication skills, both written and verbal, with the ability to interact effectively with clients, subcontractors, and team members.
Strong problem-solving abilities and conflict resolution skills.
Detailed understanding of exterior construction techniques, materials, and industry standards.
Ability to read and interpret blueprints, technical drawings, and contracts.
Strong knowledge of local building codes and construction regulations in Oregon and Washington.
Bonus if you can understand and speak in Spanish

Education & Certifications:

OSHA 30-hour certification or similar safety training is a plus.
Project Management Professional (PMP) or similar certification is preferred, but not required.

Other Requirements:

Ability to travel between job sites in Oregon and Washington as needed.
Valid driver’s license and reliable transportation.
Strong organizational skills and attention to detail.
Ability to work independently, managing multiple tasks and priorities.
