Full Job Description

Own end-to-end financial management for an assigned residential portfolio, including accounts payable, accounts receivable, and full reconciliation on an accrual basis.
Verify, code, allocate, and audit all invoices to ensure accuracy, compliance, and proper attribution to properties, owners, and residents.
Prepare and administer monthly and annual financial reporting packages for ownership, ensuring transparency and data integrity.
Develop, coordinate, and execute annual operating budgets; track performance against budget and forecast variances.
Reconcile and audit operating expenses, estimates, and bank accounts on a recurring basis to ensure financial controls are maintained.
Maintain accurate property ledgers and financial records, ensuring resident, owner, and property accounts are error-free and fully supported.
Identify and execute opportunities for revenue optimization and expense reduction while preserving asset quality and curb appeal.
Partner cross-functionally with accounting, leasing, and maintenance teams to streamline workflows, improve processes, and drive best practices.
Serve as the primary point of contact for resident and owner inquiries, resolving issues promptly to maintain satisfaction and retention.
Monitor and manage property performance metrics including occupancy, leasing velocity, maintenance response times, and NOI.
Assemble, update, and maintain complete electronic and physical property and resident files; ensure data accuracy across all systems.
Administer and enforce residential leases, renewals, and addenda in compliance with company policy and applicable regulations.
Conduct routine property inspections and site walks to ensure safety, cleanliness, policy compliance, and issue mitigation.
Oversee property appearance and maintenance execution, ensuring repairs and estimates are properly documented, communicated, approved, and completed on schedule.
Maintain and update property condition reports related to major systems (roofs, HVAC, parking lots, etc.).
Oversee resident improvements and capital projects as applicable, ensuring alignment with budgets, timelines, and property standards.
Manage vendor and contractor relationships, including scheduling, billing review, documentation, and certificates of insurance.
Own leasing performance for the assigned portfolio, with direct accountability for occupancy, renewal rates, and revenue targets.
Develop and execute leasing strategies aligned with market conditions, seasonal demand, and ownership goals.
Oversee daily leasing operations including lead management, prospect follow-up, scheduling, tours, and application processing.
Ensure all marketing listings, pricing, concessions, and availability are accurate, competitive, and consistently updated across platforms.
Review and approve lease applications, screening results, and move-in documentation in accordance with Fair Housing laws and company policy.
Ensure all leasing activity, resident data, and documentation are properly entered, coded, and maintained in property management systems.
Proactively mitigate vacancy loss by forecasting expirations, pacing renewals, and executing pre-lease strategies where appropriate.
