Job Description:
Lanphear Builders Incorporated is an established, mid-to-high end custom home builder and remodeling company with over 100 years’ combined experience of quality oriented residential construction in the greater Wilmington area and the barrier islands of SE North Carolina. We have an opening for a well-qualified and enthusiastic full-time Residential Construction Superintendent to join our management team. Ideal candidates should possess extensive experience and broad construction knowledge with organization and communication skills to manage; new custom homes, mid-to-high end remodels, historical renovations, and multiple projects of varying size, degree, and difficulty. The Superintendent will work simultaneously and in collaboration with our management team and other project professionals including; Architects, Inspectors, Sub-contractors, Interior Designers, Customers, LBI Project Foremen, and our own teams of Carpenters and crew members.
Education, Abilities and/or Experience Requirements;
1. High School Diploma or equivalent preferred but not required pending experience.
2. Associate or Bachelor’s degree in construction or project management related fields preferred but not required.
3. Construction Management vocational degree or certificate preferred but not required.
4. Ability to operate basic technology; smartphones, tablets, laptops and desk-tops required.
5. Minimum 5 years in a comparable construction management position or experience as a Licensed General Contractor and/or prior construction business owner required.
6. Minimum 3 years of experience in project estimating, scheduling and budget tracking either independently or within previous job position.
7. Experience in coastal construction methods is strongly preferred but not required for trainable applicants. ie; high wind zones, waterproofing methods, flashing systems, corrosion resistant materials.
8. Strong communication skills required. Must be articulate, communicate clearly and efficiently with customers, sub-contractors, and fellow team members alike. Must be proficient and articulate via written communications, ie; emails and text messages. Including operational knowledge of Word, Excel, and willingness to learn new software and methods in all areas when requested. BuilderTrend knowledge is a bonus.
9. Strong leadership abilities required. Including the ability to motivate teams, develop employees, lead “from the front” while earning the respect of all team members.
10. Must possess strong people skills, including the capability to handle various personalities and develop professional relationships. Must be even-tempered and open to others' points of view.
11. Action oriented, with the drive to push projects and tasks to successful closure.
12. Proven ability of being customer centric by seeking solutions from the customer’s perspective.
13. Experience and ability to work with Architects, Engineers, Interior Designers, Inspectors and other industry professionals in a professional, collaborative and respectful manner is a must.
14. Makes quick and accurate decisions based heavily on facts, data and/or metrics
15. Work full-time schedule with flexibility for overtime when necessary
16. Must be willing to work tools on jobs when necessary or requested to achieve pertinent objectives. Strong rough & finish carpentry skills and/or knowledge, hardware installation and a solid working knowledge of plumbing, mechanical, electrical systems and typical punch list items are necessary.
17. Local travel required within the designated region. Valid NC license and reasonably clean driving history required. Typically projects are within a hour drive of Wilmington.
18. As an Ambassador of LBI and all of its employees, conduct business in a professional and ethical manner to potential buyers, trade partners, external officials, customers and co-workers.
Responsibilities:
Superintendents shall supervise all subcontractors, employees, and vendors on a daily basis. This supervision shall ensure adequate manpower is available for each task and compliant work performed. This position shall be responsible for monitoring all project personnel, construction materials, safety and customer service on the job site.
The #1 job of every Superintendent is to thoroughly INSPECT the work completed or in-progress during each and every site visit.
Expectations:
● Superintendent is expected to coordinate his and all work in an efficient and well-planned manner to eliminate wasted time, travel, and mitigate onsite inefficiency.
● With Foremen, generate Weekly Agenda plans and Material Lists every Thursday for the following weeks planned work. Coordinate needs with office personnel.
● Willingness to be held accountable and own responsibility is a must.
● Ability to maintain a coachable attitude and accept constructive criticism is a must.
● Maintain “white glove” quality, safety, and cleanliness on job sites always. A clean and organized job site screams professionalism to everyone who enters the site.
● Must be able to travel to the job sites as assigned and keep basic tools in vehicle.
● This position involves occasional carpentry or other physical work at a construction site where duties will be performed both indoors and outdoors.
● To be able to handle most carpentry and handy-man type requests independently and to properly supervise other trades for work outside of your own abilities.
● Work side by side with the LBI Owner with understanding of roles each management team member will play within the company.
● Bring any and all issues affecting the company or a project in a negative manner to the Owners attention immediately if unable to resolve. Including in-house labor issues.
● Various and miscellaneous other responsibilities may be delegated as deemed necessary or in the best interest of LBI or projects underway.
● Superintendent is expected to have input in Estimating, Project Scheduling and overall planning as needed or deemed prudent to facilitate a smooth transition from planning to onsite construction to completion with all parties aware of expectations and budgets.
● Superintendent is expected to ensure weekly project updates to Owner and customers if necessary occur through him, Office Coordinator or other means.

Work Schedule/Compensation/Benefits;
● M - Th; 7:30am to 5:00pm 1-hr lunch. Fridays 8 am - 2pm or later if necessary.
● Starting Pay Range $1,200 - $1,600 per week commensurate with experience. Room to grow for “A” level employees that excel in this role with our company.
● Monetary Bonuses can be earned upon completion of select projects based on performance of that project relative to goals, budget adherence, schedule adherence, customer and LBI Owner satisfaction.
● After 90-Day probationary period - 3 Weeks (120 hours) Paid Vacation. (To be pro-rated first year to renew every year on January 1st.)
● After 90-Day probationary period - 7 Paid Holidays (New Year's Day, Memorial Day, July 4th, Labor Day, Thanksgiving, Christmas Eve, Christmas Day.)
● Company extended cab Pickup Truck with toolbox and lumber racks. To be stocked with personal tools or select company tools when needed.
● Company Credit Card for job material purchases and company vehicle gas.
● Company truck to be driven to and from the Superintendent's home, not kept at the company office.
