The role (remote)

This is a fully remote, phone-based closing role. You will speak with landowners, build trust, negotiate, and get purchase agreements signed to purchase their land.

Most leads are warm. In general, you'll call the landowners because their asking price close to what we can pay. We also work higher-value properties where the landowner has asked for an offer, so these aren’t “completely cold,” but they can require more skill, patience, and trust-building.

When we speak with a landowner and we can help them, our goal is to get a signed purchase agreement quickly — typically within about 48 hours of first connected phone call.

What your day-to-day looks like

You will:

Make a high volume of outbound calls daily to warm leads
Respond quickly to inbound seller replies (speed to lead matters)
Schedule calls when you miss someone live
Follow up consistently until you connect
Review the property information, seller history, previous communication, and approved offer range before important seller conversations
Run seller conversations from start to finish: rapport → discovery → price/terms → close → signed agreement
Accurately document seller motivation, concerns, commitments, and next steps in Notion
Keep your pipeline clean and organized so that no qualified lead slips through the cracks
Move leads through the pipeline quickly, whether that means obtaining a signed purchase agreement or determining that the opportunity is not a fit
Follow our SOPs closely, participate in call reviews and role-playing, accept direct coaching, and continually improve
Meet every weekday morning with the sales team

This role requires mental toughness. You will get told “no.” You will get hung up on. You will have cold spells — and you will have windfall weeks where everything hits at once. You have to be steady through both.

Expectations (these matter)

To succeed here, you must be willing to:

Make ~500 dials per week
Hit ~10 hours of talk time per week (on average)
Grind consistently even when it’s slow
Take coaching, follow the process, and keep improving

Once trained, a strong performer will close about one deal per week from 1-2 signed purchase agreements on average.

Compensation

This is a full-time independent-contractor position, working Monday–Friday from 9:00 a.m.–5:00 p.m. Central Time.

Pay includes:

$2,000/month base
Commission based on deal net profit with quarterly accelerators and per-deal boosters
Your effective commission rate will typically range ~10–15%+, based completely on performance. The complete written commission plan will be provided before the first one-on-one interview.

For context: our average deal net profit is around $19,500. After fully ramping, a solid performer who consistently meets the role’s activity and closing expectations will earn six figures. An exceptional performer has the potential to earn $200k+

Important note on ramp-up: it will take a few weeks to ramp in skill and confidence, and it typically takes a few months for income to fully ramp due to the sales cycle and pipeline build. We want you to understand that going in so you’re not surprised.

A fast, reliable computer that can handle all-day calling, tabs, and tools without slowing down
A comfortable headset you can wear throughout the workday (clear audio matters)

Phone-heavy closing backgrounds are a plus (debt relief, business lending/MCA, insurance phone sales, high-ticket closing, real estate acquisitions), but not required. We care far more about hunger, coachability, and consistency than your exact background.

You hate making repetitive outbound phone calls
You expect every lead to be a scheduled, qualified inbound appointment
You become discouraged when your activity does not produce immediate results
You avoid persistent follow-up because you are worried about bothering people
You struggle to accept direct feedback or change your approach after coaching
You are uncomfortable working inside a detailed CRM and documenting your conversations
You want a low-pressure position with predictable, guaranteed earnings
You are willing to pressure or mislead a seller in order to get an agreement signed
