Real Estate Project Manager & Executive Assistant

Greensboro, NC (Triad Area) | Full-Time | $20.00–$30.00 per Hour | In Person

About Us

Triad 1 Rentals is a growing real estate investment, property management, and development company operating throughout Greensboro, Winston-Salem, High Point, and the surrounding Triad area. We acquire, renovate, manage, and sell residential and commercial properties, including tenant turns, fix-and-flips, rental rehabs, property acquisitions, and select development projects.

We are seeking a highly organized, self-motivated, and resourceful Real Estate Project Manager & Executive Assistant to join our team. This role is ideal for someone who thrives in a fast-paced environment, enjoys solving problems, and can confidently move between the office, job sites, and government agencies.

This position combines project management, construction coordination, real estate due diligence, executive support, budgeting, and vendor management. No two days are the same.

The ideal candidate is proactive, detail-oriented, capable of managing multiple priorities simultaneously, and comfortable taking ownership of projects from start to finish.

What You'll Do Real Estate Due Diligence & Acquisitions

Conduct due diligence for residential properties, commercial properties, and vacant land acquisitions.
Communicate with city and county offices regarding:
Zoning and permitted uses
Building permits and inspections
Utilities and infrastructure availability
Setbacks and development restrictions
Tax information and municipal requirements
Code enforcement matters
Gather and organize due diligence documentation and project information.
Coordinate with intake teams, real estate agents, inspectors, surveyors, engineers, and other third parties.

Project Management & Construction Coordination

Manage multiple active projects simultaneously, including:
Tenant turns
Rental rehabs
Fix-and-flips
Commercial renovations
Select new construction projects
Walk properties and create detailed scopes of work and punch lists.
Take measurements, photographs, and document project conditions.
Coordinate subcontractors, vendors, and suppliers to maintain project schedules.
Ensure projects remain on budget and on schedule.
Track project progress and communicate updates to ownership and team members.
Identify and resolve issues before they impact project timelines.

Budgeting & Purchasing

Develop renovation budgets and project cost estimates.
Obtain vendor quotes and compare pricing.
Order materials and coordinate deliveries to project sites.
Deliver materials to projects when necessary.
Track project expenditures and monitor budgets.
Review invoices and identify cost overruns or discrepancies.
Recommend cost-saving opportunities while maintaining quality standards.

Quality Control

Conduct project walks and quality control inspections.
Manage punch lists and verify completion of work.
Ensure projects meet company standards and local code requirements.
Coordinate inspections and follow up on deficiencies.

Executive Support

Assist ownership with special projects and company initiatives.
Maintain project files, reports, and documentation.
Coordinate meetings, schedules, and deadlines.
Prepare project updates and reports for ownership.
Support company growth initiatives and process improvements.

What We're Looking For Required Qualifications

Minimum of 2 years of experience in one or more of the following:
Construction project management
Real estate project management
Property renovations
General contracting
Skilled trades supervision
Real estate development
Strong organizational and multitasking abilities.
Ability to independently manage multiple projects and competing priorities.
Excellent verbal and written communication skills.
Strong problem-solving and critical-thinking abilities.
Comfortable working both in the office and in the field.
Proficient with smartphones, Google Workspace, Microsoft Office, email, and project tracking systems.
Valid driver's license and reliable transportation.
Ability to travel throughout the Triad area.
Ability to walk job sites, climb stairs and ladders, and lift up to 50 pounds when necessary.

Preferred Qualifications

Bilingual in English and Spanish.
Experience with North Carolina permitting, inspections, and zoning processes.
Experience with budgeting and estimating renovation costs.
Experience managing tenant turns and rental properties.
Familiarity with construction materials and building systems.
Existing relationships with local vendors and subcontractors.
Experience with AppFolio or property management software.
Experience with new construction and land development.

Compensation & Benefits

$20.00–$30.00 per hour, based on experience and qualifications.
Paid Time Off (PTO).

Schedule

Full-Time | Monday–Friday
Occasional evening or weekend work may be required based on project needs.

Work Location

This is an in-person position based in Greensboro, NC, with regular travel throughout the Triad area.
