TrueDoor Property Management is looking for a driven, experienced, and entrepreneurial Branch Manager to lead property management operations within an assigned market.
This is more than a traditional Property Manager position. The Branch Manager will have significant ownership over the performance of their market, including business development, client relationships, property operations, team leadership, and profitability.
We're looking for someone who enjoys taking ownership, developing relationships, solving problems, and driving results.
In addition to a competitive base salary, this position offers commission and profit-sharing opportunities tied to growth and performance.

What You'll Own
Business Development & Growth
You'll play an active role in developing TrueDoor's presence in your local market and growing the property management portfolio.
Responsibilities include:
- Building relationships with real estate agents and industry referral partners
- Developing local referral sources
- Responding to incoming business development leads
- Meeting with prospective property management clients
- Guiding prospects through the sales process
- Executing new management agreements
- Coordinating local marketing initiatives with Corporate Marketing
- Driving portfolio and revenue growth
Client Onboarding & Relationships
You'll oversee the client relationship from onboarding through ongoing management, including:
- Conducting initial owner calls and meetings
- Completing rental comparable and pricing analysis
- Coordinating initial property inspections
- Coordinating keys and lockboxes
- Overseeing new client and property onboarding
- Coordinating initial rent ready needs
- Ensuring accurate property setup
- Maintaining proactive owner communication
- Conducting annual owner calls
- Driving client retention and satisfaction
Leasing & Property Operations
You'll oversee the property management lifecycle within your market, including:
- Property marketing and advertising
- Showings and showing agent coordination
- Rental inquiries and lead follow-up
- Applications and leasing
- Lease preparation and execution
- Move-in coordination
- Delinquency communication
- Required notices
- Lease and HOA violations
- Lease renewals
- Periodic property inspections
- Eviction and legal coordination when necessary
Move-Out & Rent-Ready Management
You'll help ensure properties transition efficiently between residents by overseeing:
- Pre-move-out inspections
- Owner and resident communication
- Vendor coordination
- Rent-ready estimates and projects
- Security deposit dispositions and disputes
- Verification of completed work
Leadership & Performance
You'll take ownership of the overall performance of your assigned market, including:
- Day-to-day property management operations
- Revenue and expense management
- Profitability
- Weekly KPIs and reporting
- Client retention
- Customer service
- Operational accountability
- Team leadership and development
- Participation in leadership and Level 10 meetings
- Maintaining TrueDoor's systems, standards, and processes
- Supporting the company's local reputation and online presence
Supported by a Strong Team
The Branch Manager works closely with TrueDoor's Corporate Leadership, Accounting, Maintenance, and Marketing teams.This structure provides operational support while allowing the Branch Manager to focus on growth, leadership, client relationships, service, and overall market performance.

Maintain strong performance across leasing, renewals, delinquency, inspections, turns, and property operations.

Who We're Looking For
The ideal candidate:
- Has experience in property management, real estate, operations, sales, or a related field
- Is comfortable developing relationships and generating new business
- Has strong leadership and decision-making skills
- Understands how to balance customer service with business performance
- Is highly organized and able to manage multiple priorities
- Takes ownership rather than waiting for direction
- Is comfortable being accountable to measurable KPIs
- Communicates professionally with owners, residents, vendors, and team members
- Is comfortable learning and utilizing property management technology
- Has an entrepreneurial mindset and is motivated by growth and results
Experience with AppFolio and residential property management is strongly preferred.
