Our BICO Steel location in Akron, OH is looking for a Facilities Manager. This hands-on leadership role is responsible for facility maintenance, quality support, inspection equipment, preventive maintenance, training, contractor coordination, and facility-related financial duties.
Shift: Full-time schedule 6:00am – 3:30pm or 7:00am – 4:30pm (9 hour day with a ½ hour unpaid lunch) OT Eligible
Job Summary
BICO Steel is seeking a hands-on Facilities Manager for the Akron location. This position is responsible for keeping the facility, machines, measuring devices, heaters, air conditioners, compressors, vehicles, office equipment, and related systems maintained and in good working order. The Facilities Manager also supports quality by managing inspection personnel and company-owned inspection equipment, and supports training by helping train new employees and apprentices on BICO’s safety and quality expectations.
Key Responsibilities
- Maintain the building and grounds through constant upkeep, including the shop, offices, restrooms, parking lots, exterior and interior walls, floors, and company vehicles.
- Use subcontractors when needed to keep the building, grounds, and facility systems operating efficiently.
- Maintain machines and equipment through BICO Akron’s preventive maintenance program.
- Repair machines and equipment in both emergency and non-emergency situations, using subcontractors when needed, with a strong focus on minimizing downtime.
- Maintain accurate maintenance records, inspection records, certification reports, calibration records, and other documentation for future reference.
- Order shop and office materials, repair parts, lubricants, fluids, and facility supplies as needed to support daily operations.
- Maintain reports for certification and stay current on applicable codes, certifications, and inspections at BICO Akron and BICO Michigan as needed.
- Guide and schedule inspection personnel for work order inspection using the FARO Arm or hand tools.
- Schedule spot inspections of random jobs in coordination with supervisors to help ensure strong work quality.
- Continually work to improve the quality of items produced at BICO.
- Modify and improve new employee training and apprentice training plans in partnership with upper management.
- Remain available during non-work hours when emergencies, immediate repairs, or urgent facility issues require attention.
Required Qualifications
- Strong mechanical skills and ability to troubleshoot facility, machine, and equipment issues.
- General knowledge of machines, electrical systems, building maintenance, automobiles, forklifts, plumbing, compressors, HVAC systems, and related facility equipment.
- Ability to work hands-on alongside maintenance personnel as needed.
- Ability to coordinate subcontractors, external contractors, supervisors, and internal teams.
- Willingness to work odd hours, weekends, or after-hours schedules when needed to complete critical repairs and minimize disruption to shop production.
- Strong sense of urgency and ability to prioritize effectively during downtime or equipment crises.
- Good interpersonal skills and ability to work effectively in a team environment.
Facility Manager Specific Duties
- Modify or build a new preventive maintenance program.
- Build and maintain a preventive maintenance downtime schedule for each machine or piece of equipment.
- Monitor reactive downtime for all machines and report monthly hour totals with breakdowns by machine and individual downtime instance.
- Email the monthly downtime report to the VP / General Manager on the 1st of every month.
- Work with employees and supervision to maintain and perform duties described in BICO’s preventive maintenance program, including spot-checking operator daily duties for completion.
- Report items in need of repair to the VP / General Manager when discovered during machine inspections or preventive maintenance activities.
- Direct minor repairs as needed and work with the VP / General Manager on budgets and timelines for major equipment or facility repairs.
- Maintain readiness to repair the Hoffman unit as needed, including spare parts for minor and major repairs, with immediate attention when the unit is not running.
- Maintain adequate parts and supply inventories for daily repairs, including items such as fuses, light bulbs, nuts, bolts, and similar supplies.
- Maintain adequate critical equipment parts inventory, including motors, pumps, overhead crane brakes, process water system components, air compressor systems, HVAC system parts, magnet batteries, and similar items.
- Monitor and maintain all facility lubricants and fluids, ordering items in a timely manner to prevent shortages.
- Work with Shop Supervisors and the VP / General Manager to schedule subcontracted preventive maintenance on major equipment that cannot be completed in-house, such as backflow devices, substation and switchgear cleaning, backup generators, HVAC systems, forklifts, and related equipment.
- Maintain records of specific hand tool maintenance and safety inspections.
- Maintain the availability of Lock-out / Tag-out equipment.
- Maintain the functionality of padlocks on the substation, gas house, oxygen facility, and any other areas secured with padlocks.
- Maintain calibration records for all inspection tooling and schedule calibrations as needed per BICO standards.
Facility Manager Specific Financial Duties
- Work with the VP / General Manager to understand the working budget and capital expenditures for the planned fiscal year.
- Monitor the monthly budget and monthly spend for facility-related needs.
- Investigate the financial pros and cons of bulk buying stock inventory items.
- Help the VP / General Manager maintain service contracts.
- Handle quotes and hire, direct, schedule, and oversee external contractors, including electricians, plumbers, excavators, roofers, painters, landscapers, and similar service providers.
Work Environment & Physical Requirements
- Manufacturing, shop, office, and facility environment with exposure to machinery, steel materials, vehicles, maintenance activity, noise, debris, and production operations.
- Position requires hands-on work and the ability to work alongside maintenance personnel when needed.
- Must be able to move throughout the facility, inspect equipment, coordinate repairs, and respond quickly to urgent issues.
- After-hours and weekend coverage may be required for emergencies, immediate repairs, or critical downtime situations.
- Use of PPE and compliance with all BICO safety requirements is required.
Climate
- Work in conjunction with all BICO facilities, departments, and supervisors to keep the company operating smoothly and efficiently through constant upkeep and a diligent maintenance program.
- Recognize the immediate and urgent need to return un-operational equipment to service, while keeping department supervisors informed of downtime situations and repair progress.
Additional Requirements
- Ability to pass pre-employment background check and drug screening.
- Must follow all company safety, quality, maintenance, lock-out/tag-out, and facility procedures.
