Conestoga Park Apartments | Beaverton, Oregon
Job Overview
We’re looking for a dependable, hardworking, and detail-oriented Porter to join the onsite team at Conestoga Park Apartments, a 270-unit garden-style community in Beaverton.
The Porter will help maintain the cleanliness, appearance, and overall condition of the property’s grounds, building exteriors, interior common areas, and seasonal swimming pools. This position plays an important role in creating a clean, safe, and welcoming environment for residents, guests, and prospective residents.
The ideal candidate takes pride in their work, notices the details, works efficiently, and is comfortable completing physical tasks both indoors and outdoors. We’re seeking someone who is dependable, professional, and willing to support the onsite team wherever needed.
Key Responsibilities
Exterior Porter and Grounds Work
- Walk the property regularly and pick up litter, debris, leaves, and other materials from the grounds.
- Clean sidewalks, parking areas, entryways, breezeways, stairwells, patios, and other exterior areas.
- Empty outdoor trash receptacles and replace liners as needed.
- Clean around dumpsters and trash enclosures and report overflowing containers or illegal dumping.
- Remove cobwebs, dirt, and debris from building exteriors, light fixtures, railings, and entry areas.
- Sweep, blow, pressure wash, and hose down exterior surfaces as assigned.
- Assist with maintaining clean and presentable pet areas, playgrounds, mail areas, and other community amenities.
- Report damaged signs, lighting, railings, fences, pavement, landscaping, or other property concerns.
- Assist with minor landscaping tasks such as pulling weeds, spreading bark or mulch, and removing fallen branches.
- Help with seasonal weather preparation, including leaf removal, storm cleanup, and freeze-related tasks.
Interior Common-Area Cleaning
- Clean and maintain leasing offices, clubhouses, community rooms, fitness areas, hallways, stairwells, laundry rooms, and other shared spaces.
- Sweep, mop, vacuum, and spot-clean floors and carpeting.
- Clean windows, glass doors, mirrors, countertops, fixtures, and other surfaces.
- Dust furniture, ledges, baseboards, vents, and common-area features.
- Clean and disinfect restrooms, kitchens, and high-touch surfaces.
- Empty indoor trash and recycling containers and replace liners.
- Restock restroom, cleaning, and common-area supplies as needed.
- Report damaged furnishings, fixtures, appliances, or safety concerns to the Maintenance Supervisor or Property Manager.
- Help ensure common areas remain clean, organized, and ready for residents and guests.
Seasonal Pool Support
- Assist with opening, maintaining, and closing the property’s seasonal swimming pools.
- Clean pool decks, pool furniture, gates, restrooms, and surrounding areas.
- Skim debris from pools and empty skimmer baskets as assigned.
- Arrange, clean, and inspect pool furniture and umbrellas.
- Monitor pool areas for cleanliness, damage, safety concerns, and compliance with posted rules.
- Assist trained staff with routine pool inspections and maintenance tasks.
- Restock pool-area supplies and maintain clean, organized storage areas.
- Report water-quality concerns, equipment problems, damaged gates, or other safety issues immediately.
- Support seasonal preparation and winterization of pool facilities.
- Complete pool-related duties only within the employee’s training and applicable certification requirements.
Vacant Apartments and Property Projects
- Assist with cleaning vacant apartments and preparing them for new residents.
- Remove trash, abandoned belongings, and construction debris as directed.
- Clean patios, balconies, entryways, windows, and other areas associated with vacant apartments.
- Help move appliances, supplies, furniture, and materials when assigned.
- Support the maintenance and office teams with community projects, resident events, inspections, and property improvements.
- Assist with cleaning model apartment and tour routes to ensure they remain ready for prospective residents.
Tools, Supplies, and Equipment
- Properly use and care for cleaning equipment, pressure washers, blowers, hand tools, and other assigned equipment.
- Keep storage rooms, janitorial closets, maintenance areas, and workspaces clean and organized.
- Monitor cleaning products, trash liners, pool supplies, and other commonly used materials.
- Notify the Maintenance Supervisor when supplies need to be reordered.
- Follow manufacturer instructions when using cleaning chemicals and equipment.
- Promptly report damaged, missing, or unsafe tools and equipment.
Safety and Compliance
- Follow all company safety procedures and applicable workplace regulations.
- Use required personal protective equipment and safe work practices.
- Properly label, store, and handle cleaning products, chemicals, and pool-related materials.
- Place warning signs or barriers around wet floors, cleaning areas, and other temporary hazards.
- Identify and promptly report health, safety, maintenance, and liability concerns.
- Follow company policies related to resident privacy, fair housing, accessibility, and professional conduct.
- Maintain a professional and respectful presence when working around residents, guests, vendors, and coworkers.
Resident and Team Interaction
- Greet residents, guests, and prospective residents in a friendly and professional manner.
- Respond courteously when residents ask questions and direct concerns to the appropriate team member.
- Communicate completed work, supply needs, and property concerns to the Maintenance Supervisor.
- Work cooperatively with maintenance, leasing, and property management staff.
- Complete assigned duties accurately and communicate promptly when additional assistance is needed.
Onsite Living
The Porter may have the opportunity to live onsite at one of the communities with a 20% rental discount.
What We’re Looking For
- Previous experience in janitorial work, commercial cleaning, groundskeeping, hospitality, landscaping, property maintenance, or a related position is preferred.
- A strong work ethic and attention to cleanliness and detail.
- The ability to follow instructions and complete assigned tasks independently.
- The ability to manage a daily cleaning and property inspection schedule.
- A dependable and punctual approach to work.
- A professional and respectful attitude when interacting with residents and coworkers.
- The ability to safely use cleaning products, hand tools, pressure washers, blowers, and other equipment.
- Willingness to work indoors and outdoors in varying weather conditions.
- The ability to perform physical work throughout the day, including standing, walking, bending, kneeling, reaching, climbing stairs, and working on ladders.
- The ability to lift, carry, push, and pull supplies, equipment, trash, and other materials.
- Availability to work occasional weekends, holidays, or adjusted schedules during the pool season or for property needs.
- A valid driver’s license and reliable transportation are preferred.
- A high school diploma or equivalent is preferred.
- Pool operator certification or previous pool-maintenance experience is a plus but not required.
