Preconstruction Manager

Build Projects Before They Break Ground.

RLH Construction is seeking an experienced Preconstruction Manager to lead the planning, estimating, budgeting, and procurement efforts for our commercial construction projects throughout Florida. This is a key leadership role responsible for setting projects up for success by developing accurate budgets, collaborating with owners and design teams, and ensuring a smooth transition from preconstruction into construction operations.

The ideal candidate is an experienced commercial construction professional who thrives in a collaborative environment, has a strong understanding of the Florida construction market, and enjoys finding creative, cost-effective solutions while maintaining quality and client expectations.

What You'll Do

Lead the preconstruction process from conceptual budgeting through GMP development and project buyout.
Prepare conceptual estimates, detailed quantity takeoffs, cost plans, and value engineering analyses.
Develop accurate budgets using current labor, material, and subcontractor pricing.
Solicit, evaluate, and level subcontractor proposals while ensuring complete scope coverage.
Prepare and maintain detailed scopes of work for all trades.
Identify project risks, constructability concerns, and cost-saving opportunities early in the design process.
Work closely with owners, architects, engineers, consultants, and internal project teams throughout design development.
Review drawings, specifications, and contract documents for completeness and coordination.
Assist with scheduling, procurement planning, and project logistics during preconstruction.
Lead project handoff meetings, ensuring complete buyout documentation and scope clarity for Operations.
Develop and maintain strong relationships with subcontractors, suppliers, and industry partners.
Stay informed on market trends, material pricing, labor availability, and emerging construction methods.

What We're Looking For

5+ years of experience in commercial construction estimating or preconstruction management.
Strong understanding of commercial construction means, methods, materials, and building systems.
Thorough knowledge of Florida construction costs, subcontractor markets, and procurement practices.
Experience preparing conceptual budgets, detailed estimates, and Guaranteed Maximum Price (GMP) proposals.
Ability to interpret architectural, structural, civil, and MEP drawings and specifications.
Strong analytical, organizational, and problem-solving skills.
Excellent communication and relationship-building abilities with clients, design professionals, subcontractors, and internal teams.
Proficiency with estimating software, Microsoft Excel, and other construction management technology.
Ability to manage multiple projects simultaneously while meeting deadlines.
