Commercial Painting Estimator / Project Manager
Location: Stanton, CA
Position Type: Full-Time, In-Office
Schedule: Monday–Friday, 8-hour shifts; occasional Saturdays as needed
Total Compensation: $60,000–$130,000 per year, based on experience and performance
About the Position
Paint Blast US is seeking an experienced Commercial Painting Estimator / Project Manager to join our team. This position is responsible for estimating commercial painting projects, developing and maintaining client relationships, and managing awarded projects from preconstruction through completion.
The ideal candidate has a strong background in commercial painting estimating and practical knowledge of painting operations. Experience with private, public works, government, and federal projects is preferred.
Key Responsibilities
Estimating and Business Development
- Review architectural plans, specifications, addenda, and project requirements.
- Perform accurate quantity takeoffs and prepare detailed cost estimates.
- Prepare competitive bids, proposals, schedules of work, and scope clarifications.
- Conduct job walks and site evaluations.
- Track submitted bids and follow up on projects until they are awarded.
- Develop new accounts and business opportunities.
- Maintain existing client relationships and build relationships with general contractors, property managers, and other industry partners.
- Manage estimating deadlines and maintain accurate records of bids and proposals.
Project Management
- Manage awarded projects from contract execution through final completion.
- Coordinate project schedules, materials, labor, equipment, and workflow.
- Work closely with superintendents, foremen, painters, vendors, and office personnel to prepare for project starts.
- Review project scope, plans, schedules, and requirements with the field team.
- Track project progress, costs, change orders, documentation, and deadlines.
- Communicate professionally with clients, general contractors, field personnel, and company management.
- Identify potential project issues and help develop timely solutions.
- Support project closeout, punch-list completion, and final documentation.
Required Qualifications
- 2-3 references from past employers.
- Minimum of 3 years of commercial painting estimating experience.
- 5 or more years of hands-on painting or commercial painting field experience.
- Previous experience as a sales estimator or estimator/project manager in the construction industry.
- Strong understanding of commercial painting materials, labor production, surface preparation, and application methods.
- Ability to read and interpret architectural plans and specifications.
- Strong attention to detail, organization, and time-management skills.
- Ability to manage multiple bids, projects, priorities, and deadlines.
- Strong written and verbal communication skills.
- Self-motivated, dependable, and able to work independently and collaboratively.
- Valid driver’s license, reliable personal transportation, and the ability to travel throughout Orange and Los Angeles Counties.
- Ability to work in person at our Stanton office.
Preferred Qualifications
- Experience estimating public works, prevailing-wage, government, or federal projects.
- Experience managing commercial painting projects after contract award.
- Existing relationships within the Southern California commercial construction industry.
- Experience with digital takeoff and estimating software.
Compensation and Benefits
- Base salary plus commission.
