About Foshee Residential

Foshee Residential has been managing and developing apartment communities across the Southeast since the 1970s. What began as a family business has grown into a trusted multifamily management company focused on operational excellence, strong communities, and exceptional service.

We are currently seeking an experienced HUD / LIHTC Compliance Manager to join our team.

This role is ideal for someone with a strong background in affordable housing compliance, including LIHTC, HUD, Rural Development, TRACS, and regulatory reporting.

What You’ll DoCompliance Oversight

Monitor compliance with LIHTC (Section 42), HUD, Rural Development, and affordable housing regulations
Ensure compliance with income limits, rent restrictions, utility allowances, and eligibility requirements
Interpret and implement updates to federal and state housing regulations

File Audits & Reporting

Conduct initial, annual, and periodic file audits
Review resident files for accuracy, completeness, and audit readiness
Prepare and submit required reports to agencies, investors, and ownership groups
Prepare monthly HUD vouchers, submit through TRACS, and coordinate corrections as needed

Training & Team Support

Train and support Regional Managers, Property Managers, and onsite teams
Develop compliance procedures and best practices
Answer site-level compliance questions and troubleshoot issues

Agency & Investor Relations

Serve as the primary contact for HUD representatives, housing agencies, auditors, and investors
Coordinate responses to MORs, audits, and compliance findings
Ensure corrective actions are completed within required timelines

Risk Management

Identify potential compliance risks and implement corrective actions
Track and resolve non-compliance issues
Assist with compliance due diligence for new acquisitions and lease-ups

What We’re Looking ForExperience

5–7+ years of affordable housing compliance experience required
Strong knowledge of:
LIHTC / Section 42
HUD programs
Rural Development
TRACS and compliance reporting

Certifications Required

HCCP
COS
TCS

Skills

Proficient in Microsoft Office
Experience with property management/compliance software such as:
Yardi
OneSite
Strong organizational, communication, and analytical skills
Ability to manage multiple deadlines and priorities

Education

Bachelor’s degree in Business, Finance, Real Estate, or related field preferred
Equivalent experience may be considered
