Compensation: $45-65/hr (depending on experience)

Schedule: Ideal is Mondays/Wednesdays 10:00am-3:00pm + occasional weekend events; this is a contractor (1099) role with no benefits; they are seeking about 10-15 hours/week (flexible based on availability)

Meet the Family:"A returning Mom's Best Friend family in Westlake is seeking a highly capable, proactive Estate Maintenance Manager who can operate independently while working closely with their existing support team. This role is ideal for someone who is exceptionally resourceful, deeply organized, hands-on, and brings a strong, positive, "can-do" attitude to every task."An active, high-end estate in Westlake is looking for an experienced Estate Maintenance Manager to oversee its day-to-day operations and premium amenities. Working in close collaboration with the family’s Executive Assistant, you will act as the primary caretaker for the property, ensuring that everything from advanced household tech to specialized wellness installations remains in pristine condition. This part-time contractor role is perfect for a multi-talented professional who balances strong administrative oversight with a practical, hands-on approach to preventative maintenance, vendor coordination, and light handyman repairs.Job Duties:

Preventative Maintenance and System Operations: Perform regular property walk-throughs to identify issues like leaks or safety concerns, manage all preventative maintenance including filter replacements, water softener salt, humidifiers, and ice machine descaling, and oversee the specialized care and preparation of the pool, hot tub, sensory deprivation tank, cold plunge, and greenhouse
Vendor Coordination and Handyman Repairs: Coordinate and schedule routine vendor services including pest, wasp, and mosquito control, window washing, gutter cleaning, and seasonal winterization, while handling small daily repairs and quick handyman fixes as they arise across both the primary estate and the rental property
Administrative and Reporting: Produce and maintain the ongoing Home Report, keep property records updated, check mail and monitor home status during family travel, and maintain a full working knowledge of all household tech systems including Control4 and HomeKit
Landscape and Outdoor Care: Oversee the execution of the landscape and garden plan, maintain full functionality of irrigation and outdoor lighting systems, coordinate special outdoor projects, and personally maintain exterior spaces including leaf-blowing decks and porches, pressure washing, and managing the upkeep of the pool area and playscape
Organization and Home Support: Organize and maintain storage areas, tools, garages, and household supplies while managing waste systems, executing minor repairs like furniture assembly, mounting, wall patching, and paint touch-ups, managing furniture rearrangement and event setups, and collaborating with the Executive Assistant and contractors on renovations and design projects
Vehicle and Facility Care: Coordinate all vehicle detailing, servicing, and repairs while keeping the garages and all maintenance or storage spaces clean and organized

What Makes You a Wonderful Match:

5+ years experience in property or house management, landscaping oversight, handyman/maintenance coordination, or home renovation / construction support
Familiar with managing vendors, scheduling maintenance, and overseeing day-to-day property operations
Ability to evaluate basic home issues (plumbing, electrical, HVAC) and coordinate appropriate solutions
Trustworthy, dependable, and punctual
A strong problem-solver, with excellent judgment and common sense
Self-driven and proactive, with excellent organizational skills and attention to detail
A team player who will work hand-in-hand with the family's staff
Comfortable using an iPad, apps, and simple software tools
Able to maintain digital records, calendars, schedules, and task lists
Can communicate professionally via email, text, and shared platforms
Can learn basic knowledge of ClickUp, Gmail, Slack, and Google Calendar
Physical capabilities to safely lift 50+ pounds and operate on tall ladders as needed

Pay: $23,400.00 - $50,700.00 per year
