We are a locally owned family business and a Certified Residential Property Management Company (CRMC), one of only 49 nationwide certified by the National Association of Residential Property Managers. Responsibilities

Portfolio Management: Perform commonly accepted residential property management tasks in a dedicated portfolio of single-family, scattered-site homes.
Relationship Management: Develop and maintain strong owner and resident relations by providing prompt and professional communications, quality maintenance, and knowledge of investment properties.
Leasing & Analytics: Ability to perform market analysis to set lease rates and renewal rates. Review and approve A-Grade lease applications. Advise clients on their investments and have knowledge of local market trends so you can speak confidently and knowledgeably.
Proactive Maintenance: You evaluate new maintenance requests and issues reported by residents to arrange for alterations and proactive maintenance of the properties under your care. With an eye on protecting the assets of our clients by applying a long-term and quality-driven approach. This approach also means our after-hours emergency calls are rare.
In The Field, Hands-On for Property Visits and Surveys: Physically walk properties in your portfolio to perform move-out condition walks, vacant unit condition checks, pre-move-in walks, and annual survey reports to provide comprehensive updates to your clients.
Autonomy: Work independently, confidently, and take charge of your own results. We only hire industry experts, and we do not micromanage.
Time Respects: Maintain a high level of activity during business hours and disconnect fully after hours. Work-life balance is important, and while overtime is rarely required, it is possible during peak seasons as needed.

Requirements:

Experience: Minimum 3-4 years of verifiable experience with direct involvement in residential property management (single-family homes)
Licensing: Active Texas Real Estate license required.
Critical Thinking: Ability to utilize a strong foundation of provided policies, procedures, and systems to think critically and make educated decisions.
Mobility: Reliable personal vehicle with active insurance.
Local Knowledge: Must currently (or have previously) lived in the Austin Metro to ensure regional competency with the areas and markets you'll be working in.
Compliance: Must be knowledgeable and adhere to all Federal, State, and Local Fair Housing Laws.
Tech-Savvy: Ability to work within and maintain workflow systems.
Culture Fit: A desire to participate in giving back to the community that has helped make us successful with team charity events! Plus a great sense of humor!
No Leasing or Sales: Our property managers, while licensed, do not handle any lease showings or sales work. Our sole focus is property management, and after 5pm, the goal is rest and recharge.
Must pass a complete background check and drug test.

Hazards:

Occasional contact with dissatisfied individuals (renters, owners, vendors) is a natural part of property management. Strong emotional intelligence and conflict-resolution skills are a necessity in this industry!

Compensation/Benefits:

We firmly believe in caring for our people. Our comprehensive benefits package provides substantial indirect financial benefits.

Base Salary: $64,000 - $68,000 annual (depending on experience)
Work-Life Flexibility: Hybrid schedule (Work from home two days a week after ninety-day onboarding is completed. We provide all hardware for your home use.)
Health & Wellness: 80% company-paid Health and Dental insurance; 100% company-paid Vision and Identity Theft Insurance and Identity Theft Monitoring Services.
Time Off: 16 Days of Paid Time Off (PTO), plus additional paid time off for voting, annual physicals, and more.
Paid Holidays: 9 paid holidays off each year
Professional Development: 100% Company-paid ABOR, MLS, and NARPM Dues, plus 50% paid professional development reimbursement.
Field Tools & Support: Company iPad provided for field use; Monthly cell phone stipend, monthly mileage reimbursement paid for miles driven for business at the Full IRS Rate.

Please Note: A relocation package is not offered, and out-of-town candidates will not be considered. Only those who reside in Austin and are familiar with the market will be considered. Regional expertise is a necessity in this industry.
