Rustic, remote slopeside condo association seeks an experienced maintenance professional to lead and perform upkeep and improvements on a unique, older building at the base of Sunlight Mountain Resort. If you like working on a wide variety of projects and systems and love to identify and solve problems as they arise, this is the position for you.
ABOUT THE PROPERTY
The Brettelberg Condominiums are 54 individually owned and furnished units in a 1968 concrete-panel building at the base of Sunlight Mountain Resort — the only ski-in/ski-out lodging on the mountain. Units are used by a mix of full-time residents, seasonal residents, nightly renters, and staff, and each one has its own character and quirks. We're twelve miles from Glenwood Springs up a winding canyon road. There is no public transit; an all-wheel or four-wheel drive vehicle is strongly recommended.
Four on-site staff run the building, the HOA, and the hotel operation. Everyone contributes, and one staff position is specifically earmarked to support the Maintenance Manager on repairs and projects. All staff report to the on-site Executive Director. This is a hands-on, active position — you'll be running the work and doing the work.
WHAT YOU'LL DO
Building oversight. You own the physical condition of the building and grounds — daily operations, monitoring, and repair. Major systems include a boiler plant supplying domestic hot water and baseboard heat, an outdoor hot tub, a water well, a primarily aluminum electrical system, and concrete-panel construction. Day-to-day work also includes minor repairs inside units, typically those in the rental pool.
Winter operations. From first snow to spring melt, snow is the job. Plowing with our GMC Sierra 2500 HD and SnowEx straight-blade plow, snowblowing, shoveling, roof and gutter ice management, keeping walkways, egress routes, and fire lanes clear, and keeping winter equipment ready before the storm rather than during it.
Projects and improvements. In the off-season, most of your time goes to larger maintenance and capital projects — finishes, decks, exterior envelope, unit turnovers, and system upgrades.
Planning ahead. You'll walk the property with an eye for what's about to break, build routine maintenance schedules and make sure they actually get done, and work with the Executive Director and the Board of Directors on plans to solve problems and take advantage of improvement opportunities.
Contractors and vendors. You'll scope, schedule, supervise, and inspect outside contractors for work in common areas and individual units, and build durable relationships with tradespeople and suppliers in the valley. Licensed work beyond the scope of in-house maintenance gets contracted out — knowing where that line sits is part of the job.
Guests and owners. Some of the work happens in occupied units and in front of guests. Clean, communicative, low-disruption work matters as much as the repair itself.
THE SKILL AREAS WE ASSESS
You will not be an expert in all of these, and we don't expect you to be. We're looking for real depth in several and sound judgment about the rest — including knowing when to stop and call someone.
- Plumbing — shutoffs and valves, ProPress and sweat/solder joints, leak diagnosis, water heaters, fixture and supply work, freeze protection
- Electrical — de-energized device work, verifying dead before touching, aluminum branch wiring and its correct devices and terminations, panel and circuit basics
- Low-voltage, wiring, and soldering — 12V circuits, harness building and repair, crimping and heat-shrink, multimeter continuity and voltage-drop testing, reading a wiring diagram
- HVAC and appliances — furnace filters and no-heat troubleshooting, smart thermostats, condensate drains, dryer vents, dishwashers and disposals
- Snow and plow operations — pre-work inspection, plow hookup and hydraulics, cutting edges and trip springs, plow electrical faults, route and snow-stacking planning, chains and traction
- Vehicle and equipment — truck preventive maintenance, fluids, tires, batteries and jump-starting, small engines, mower decks, generators, snowblowers, safe lifting and support of vehicles
- Carpentry — doors, hardware, framing repairs, general repair carpentry
- Finishes and surfaces — drywall hanging, taping, three-coat finishing and texture matching; flooring (subfloor prep, self-leveler, tile, LVP, transitions); interior and exterior paint prep and application; concrete flatwork, crack and spall repair, stucco patching and tuckpointing
- Exterior and envelope — ladder setup and roof go/no-go decisions, roof and flashing inspection, gutters, caulking and backer rod, pressure washing, deck rot and fastener inspection
- Pool and spa — testing and balancing spa water, safe chemical handling and storage, filter cartridges, cover care and freeze protection, GFCI and disconnect awareness, drain-and-refill
- Locks and access control — rekeying and adjusting locks, smart lock installation, programming and recovery, key control and guest-unit security, leak and temperature sensors
- Groundskeeping — irrigation and watering plans, mowing, trimming, edging, debris handling
- Safety — PPE selection, hazard identification, lockout/tagout, SDS and chemical safety, fire extinguisher use, smoke and CO alarm testing, fall protection, confined space awareness, gas smell and CO alarm response
- Communication and hospitality — reading and documenting work orders, entering and working in occupied guest units, after-hours emergency triage, professional guest and owner interaction
HOW OUR HIRING PROCESS WORKS

A self-paced online assessment made up of short sections, each covering a different skill area — General Maintenance, Building Systems, Electrical and Wiring/Soldering, Finishes and Surfaces, Vehicle and Equipment, Winter and Plow Operator, and Hospitality and Safety. Each section takes roughly 10 minutes. Do them in any order, start with what you know best, and you don't have to finish them all. Your progress saves automatically and the link we email you brings you right back. There are no trick questions — answer from your own experience. The assessment is available in English and Spanish.
2. Phone conversation with the Executive Director.
3. Phone conversation with the Board President.
4. Paid, hands-on working interview on site. You'll work through real tasks — bench samples first (a ProPress and a solder joint, de-energized device work, a smart lock install, a door hang), then approved real-property work once the sample is passed. We score completion, quality, safety, tool handling, troubleshooting, communication, and cleanup. Safety carries the most weight of any dimension. You're paid for the time; terms are confirmed in advance.

REQUIREMENTS
- 5+ years of facilities maintenance and/or construction experience
- High school diploma or equivalent
- Valid driver's license and a reliable vehicle able to make the drive in winter
- US work authorization
- Ability to shovel snow, and to work outdoors in cold and storm conditions
- Ability to lift 50 lbs and to climb, stoop, kneel, twist, and bend
- Willingness to work an occasional emergency call outside your scheduled hours
- Strict adherence to OSHA, CDC, and local and state health department guidelines
STRONG PLUSES
- Plumbing, electrical, HVAC, or landscaping trade experience
- Experience with hydronic/boiler systems, well water systems, hot tubs and spas, aluminum branch wiring, or concrete-panel construction
- Plow truck and heavy snow operations experience
- Light fleet maintenance
- Credentials such as EPA 608, OSHA 10/30, First Aid/CPR, CDL, pesticide applicator, or a trade license
- Bilingual English/Spanish
SCHEDULE
Five days a week, forty hours, eight-hour day shifts. Weekends and holidays as needed. The schedule is regular week to week, but on-call duties supporting hotel operations and occasional emergencies come with the territory. Winter and off-season work look very different from each other.
