Full Job Description

Community Manager

The Community Manager is responsible for the professional management of the apartment community in order to achieve and maintain pre-determined occupancy goals; to achieve maximum cash flow for the owner; to implement the company’s policies and procedures in marketing, leasing, accounting, maintenance, resident relations, and all site level management reporting. The community manager will hire train, motivate, supervise and discipline all on-site personnel.

Duties & Responsibilities:

1. Responsible to collect rent and security deposits and maintain detailed financial records.

2. Follow through with resident delinquent rent collection.

3. Plan and control expenditures in order to obtain products and services at a minimum cost. Initiate, review, and approve purchases and payables within authorized spending limits.

4. Responsible to keep up-to-date records in Yardi property management software.

5. Oversee and control the prospective resident application approvals, move ins and move out paperwork.

6. Respond to staff and resident complaints and provide assistance with resolutions.

7. Develop and assist resident social activities.

8. Enforce resident lease policies and procedures within the guidelines of fair housing laws.

9. Provide training, supervision and support to community employees.

10. Participate in recruitment, interview, and selection process for new staff members.

11. Complete annual performance written evaluations.

12. Participate in creating annual budgets and monitoring financial operations.

13. Weekly physical site inspections with maintenance supervisor.

14. Ensure day to day operations are being performed within company policies.

15. Communicate with Regional Supervisor in regards to property conditions, leasing programs, staffing and resident’s issues.

16. To thoroughly understand and abide by all Fair Housing Laws.

17. Other duties as assigned

Qualifications:

1. Strong written/verbal skills.

2. Ability to work with computers in software, word processing and property management.

3. Basic accounting skills and understanding of financial reports.

4. Minimum of 3 years of property and supervisory experience.

5. Ability to make independent decisions and handle emergency situations professionally.

6. Must have own transportation, valid state issued drivers license, and current liability vehicle insurance.

Salary:

$65,000-$70,000 base with monthly new lease & renewal commissions and quarterly bonuses paid on performance.
