Licensed Title Agent & Business Development Specialist

Location: Miami, Florida
Job Type: Full-Time, In-Person
Salary: Starting at $50,000+, based on experience

Job Overview

We are seeking an experienced, bilingual Licensed Title Agent to join our growing Miami title company.

This position is ideal for a highly organized, responsible, and motivated professional who can confidently manage title files while also helping us build relationships with Realtors and expand the company’s presence in the Miami real estate community.

The ideal candidate is dependable, punctual, detail-oriented, and committed to providing exceptional service. We need someone who takes ownership of their work, communicates clearly, meets deadlines, supports the team, and is willing to go above and beyond to help the company grow.

This is not an entry-level position. Candidates must have at least two years of direct title and closing experience.

Key Responsibilities

Title and Closing Operations

Manage residential title files from opening through closing and post-closing
Review and clear property titles to ensure the delivery of accurate and marketable title
Identify and resolve liens, judgments, ownership issues, municipal violations, and other title defects
Prepare and balance HUD-1 Settlement Statements and Closing Disclosures
Prepare and review seller documents, curative documents, title commitments, closing packages, and final policies
Obtain payoffs, lien searches, estoppel letters, surveys, and other required documentation
Manage transactions involving corporations, LLCs, partnerships, estates, and trusts
Ensure transactions comply with underwriting requirements, FIRPTA guidelines, company procedures, and applicable regulations
Coordinate with buyers, sellers, Realtors, lenders, attorneys, associations, and other parties
Keep all parties informed throughout the transaction
Conduct closings and provide clients with a professional and positive experience
Maintain complete, accurate, and highly organized files
Meet all closing, funding, recording, and post-closing deadlines
Assist with occasional after-hours or late closings when necessary

Marketing and Business Development

Help promote the company’s title and closing services
Build and maintain relationships with Realtors, brokerages, lenders, investors, builders, and attorneys
Follow up with current and prospective referral partners
Assist with social media content and company promotions
Help create educational and promotional content for Realtors and consumers
Represent the company at open houses, brokerage visits, closings, and networking events when needed
Identify opportunities to generate new title business and repeat referrals
Help maintain a professional and consistent company image
Contribute ideas and initiatives that support the company’s continued growth

Required Qualifications

Active Florida Title Insurance Agent license in good standing
Minimum of two years of direct title, escrow, or closing experience in Florida
Licensed Notary Public
Fluent in English and Spanish, both written and verbal
Proficiency in Qualia
Proficiency in Microsoft Word, Excel, Outlook, and PDF tools
Strong knowledge of title review, underwriting requirements, Closing Disclosures, curative work, escrow, and the complete closing process
Ability to manage multiple active files, priorities, and deadlines
Exceptional attention to detail and organizational skills
Excellent communication and customer-service skills
Professional judgment and the ability to solve problems independently
Experience with social media, digital marketing, or business development
Ability to communicate professionally with Realtors and develop long-term referral relationships

Preferred Qualifications

Established relationships within the Miami real estate community
Experience creating content for Instagram, Facebook, LinkedIn, or email marketing
Familiarity with Canva, CRM platforms, or marketing automation tools
Previous mortgage-processing experience
Experience generating new business for a title company, law firm, mortgage company, or real estate organization
