About Us

Anchor Builders is a growing general contractor specializing in custom residential, multifamily, ADU, and commercial construction throughout Southern California.

We are seeking an experienced Construction Project Manager with strong technical and project management knowledge. Experience with multifamily construction is highly preferred.

The ideal candidate is someone who understands construction from both the field and management perspectives and can independently manage projects from preconstruction and bidding through construction and closeout.

Position Summary

The Project Manager will be responsible for planning, coordinating, and managing construction projects while maintaining control of scope, cost, schedule, quality, and communication.

This position requires strong knowledge of construction plans, estimating, bidding, bid analysis, contracts, RFIs, submittals, change orders, procurement, and subcontractor coordination.

The Project Manager will work closely with clients, architects, engineers, subcontractors, Superintendents, and internal departments to identify issues, develop solutions, and keep projects moving forward.

Key Responsibilities Estimating & Bidding

Review plans and specifications to understand the complete project scope.
Perform and review construction estimates and quantity takeoffs.
Prepare bid packages and scopes of work for subcontractors.
Solicit subcontractor and vendor proposals.
Review and compare bids for scope, pricing, exclusions, and qualifications.
Prepare detailed bid analysis and bid leveling.
Identify missing scope, scope gaps, and overlaps between trades.
Negotiate subcontractor pricing and assist with subcontractor selection.
Assist with value engineering and cost-saving alternatives.

Contract & Cost Management

Review subcontractor proposals, contracts, exhibits, and scopes of work.
Understand contract requirements and identify potential risks.
Verify subcontractor scope before contract award.
Manage project budgets and committed costs.
Review subcontractor invoices and payment applications.
Review and negotiate subcontractor change order requests.
Determine whether additional work is part of the original contract or a legitimate change in scope.
Prepare and track owner change orders.
Maintain project cost forecasts and identify potential cost impacts early.

Plan & Technical Review

Read and understand architectural, structural, civil, MEP, landscape, and other construction documents.
Review drawings for conflicts, missing information, and constructability issues.
Understand construction sequencing and coordination between trades.
Prepare clear and technically accurate RFIs.
Review submittals and shop drawings.
Coordinate design questions with architects, engineers, consultants, and subcontractors.
Review plan revisions and communicate changes to affected team members and trades.

Project Management

Manage projects from preconstruction through final completion and turnover.
Develop and maintain project schedules.
Coordinate closely with Superintendents and field teams.
Manage subcontractor performance, commitments, and schedules.
Track RFIs, submittals, procurement, inspections, change orders, and outstanding decisions.
Coordinate long-lead materials and procurement requirements.
Conduct project meetings and follow up on action items.
Identify potential schedule, cost, and construction issues before they impact the project.
Support punch list, final inspections, project closeout, and turnover.

Client & Design Team Communication

Communicate professionally with clients, architects, engineers, consultants, subcontractors, and internal teams.
Participate in owner/architect/contractor meetings.
Provide clear updates regarding project progress, schedule, cost, and outstanding decisions.
Present project issues together with recommended solutions.
Follow up on RFIs, design decisions, approvals, and other information required to keep construction moving.

Qualifications

5+ years of construction project management experience preferred.
General Contractor experience strongly preferred.
Multifamily construction experience highly preferred.
Experience managing residential and/or commercial construction projects is a plus.
Strong ability to read and understand construction plans and specifications.
Experience with estimating, takeoffs, bidding, and bid analysis.
Experience reviewing subcontractor proposals and contracts.
Strong understanding of RFIs, submittals, change orders, and procurement.
Strong understanding of construction sequencing and trade coordination.
Knowledge of architectural, structural, civil, MEP, and finish trades.
Strong written and verbal communication skills.
Strong organization, follow-up, and problem-solving abilities.
Ability to manage multiple projects and priorities simultaneously.
Proficient with Microsoft Excel and construction management software.
Experience with Bluebeam, Procore, Buildertrend, Microsoft Project, or similar software is preferred.

What We Are Looking For

We are looking for a Project Manager who understands construction—not simply someone who processes paperwork.

The right candidate should be able to review a set of plans, understand how the project will be built, identify missing information, analyze subcontractor proposals, recognize scope gaps, write an RFI, review a change order, and communicate confidently with architects, clients, subcontractors, and field personnel.

Multifamily experience is highly valued because this position requires someone comfortable coordinating multiple trades, complex scopes, budgets, schedules, and project documentation.

Most importantly, we are looking for someone who takes ownership. When an issue comes up, we expect the Project Manager to investigate the problem, understand the options, recommend a solution, and follow through until it is resolved.
