E&E Capital Management is seeking an experienced and motivated Property Manager to lead the daily operations of one of our apartment communities in Birmingham, Alabama.

This position is ideal for a leader who enjoys creating an exceptional resident experience while driving occupancy, financial performance, and operational excellence. If you thrive in a fast-paced environment, can effectively lead a team, and take pride in maintaining a well-operated community, we would love to hear from you.

Has experience managing a multifamily apartment community
Enjoys leading and developing onsite teams
Can balance resident satisfaction with financial performance
Takes ownership of property operations and continuous improvement
Is organized, proactive, and solution-oriented

What You'll Do

Property Operations

Oversee the day-to-day operations of the apartment community
Ensure the property is clean, safe, well-maintained, and operating efficiently
Coordinate leasing, maintenance, and administrative functions

Leasing & Occupancy

Market available units and implement leasing strategies to maximize occupancy
Lead and train leasing professionals to excel and exceed their goals.
Oversee lease renewals and resident retention initiatives
Screen and approve qualified applicants

Resident Relations

Foster a positive community atmosphere through exceptional customer service
Respond promptly and professionally to resident concerns and inquiries
Promote resident satisfaction and long-term retention

Financial Management

Prepare and manage property budgets
Monitor expenses and maximize property performance
Oversee rent collection and delinquency management
Prepare regular financial and operational reports

Team Leadership

Supervise, coach, and support onsite leasing and maintenance staff
Conduct performance evaluations and encourage professional development
Foster accountability and teamwork across all departments

Vendor & Maintenance Oversight

Coordinate repairs, preventive maintenance, and capital projects
Manage relationships with vendors and contractors
Ensure vacant units are prepared and delivered on schedule

Compliance & Risk Management

Ensure compliance with Fair Housing laws and all local, state, and federal regulations
Maintain accurate records and company documentation
Promote workplace safety and risk management best practices

What We're Looking For

Minimum of 3 years of multifamily property management experience
Strong leadership and team management skills
Excellent customer service, communication, and conflict-resolution abilities
Experience with budgeting, rent collections, and financial reporting
Proficiency with property management software (AppFolio, Yardi, or similar)
Strong organizational and time management skills
Ability to prioritize multiple responsibilities in a fast-paced environment
Valid driver's license
High school diploma or equivalent required; bachelor's degree preferred
Certified Property Manager (CPM) designation is a plus
