Commercial Property Manager – Retail Shopping Centers

Location: Houston, TX 77027
Position: Full-Time

Position Summary

We are seeking an experienced Commercial Property Manager to oversee a portfolio of retail shopping centers. The ideal candidate is a proactive, detail-oriented professional who enjoys building strong tenant relationships, managing vendors, solving problems, and taking ownership of their portfolio.

This position offers significant autonomy while working closely with ownership in a collaborative environment.

Responsibilities

Manage the day-to-day operations of a portfolio of grocery-anchored and neighborhood retail shopping centers.
Develop and maintain strong relationships with tenants, vendors, contractors, and ownership.
Coordinate maintenance, repairs, preventative maintenance programs, capital improvements, and emergency response.
Solicit competitive bids, negotiate service contracts, oversee vendor performance, and review and approve invoices.
Prepare annual operating budgets, monitor expenses, analyze variances, and identify cost-saving opportunities.
Conduct routine property inspections to ensure properties are well maintained and lease obligations are being met.
Administer commercial leases, including tenant compliance, insurance requirements, CAM reconciliations, and operating expense recoveries.
Coordinate tenant move-ins, move-outs, tenant improvement projects, and construction activities while partnering with leasing professionals.
Prepare ownership reports summarizing financial performance, leasing activity, capital projects, and operational initiatives.
Ensure compliance with company policies, municipal regulations, and safety standards.
Minimum of five (5) years of commercial property management experience. Exceptional Assistant Property Manager candidates with substantial retail experience will also be considered.
Retail shopping center experience strongly preferred.
Thorough understanding of CAM reconciliations, operating budgets, lease administration, vendor and contract management, and tenant relations.
Experience coordinating tenant improvement and capital improvement projects.
Excellent communication, organizational, and problem-solving skills.
Strong proficiency in Microsoft Excel and Outlook.
Experience with MRI, Yardi, AppFolio, AvidXchange, or comparable commercial property management software.
CPM, RPA, or other industry designation is a plus.
Valid driver's license with reliable transportation.
