Apartment Community Manager

Location: Orange County, CA
Salary: $62,400–$74,880 per year
Job Type: Full-time

Position Summary

We are seeking an experienced Community Manager to oversee the daily operations, financial performance, resident relations, and onsite team of a residential community in Orange County.

The ideal candidate is a hands-on leader with strong property management, leasing, financial, and customer-service experience. This position requires someone who can maintain high property standards, lead a successful onsite team, and create a positive living experience for residents.

Essential Duties and Responsibilities

Meet revenue and occupancy goals by recommending competitive rental rates and implementing effective leasing and marketing strategies.
Ensure rent, fees, and other amounts are collected and posted accurately and on time.
Complete regular bank deposits and oversee resident deposit accounting and returns.
Prepare, manage, and monitor property budgets and financial reports.
Control property expenses within the approved budget and maintain accurate petty-cash records.
Review market conditions, economic trends, rental rates, and competitor activity.
Assist with owner and client relations by conducting property tours, sharing performance updates, and responding professionally to requests.
Conduct regular inspections of apartments, buildings, grounds, and amenities to ensure safety, cleanliness, and curb appeal.
Coordinate cleaning, repairs, preventive maintenance, and specialized property projects.
Review and approve vendor invoices, verify completed work and certificates of insurance, and assign appropriate general-ledger codes.
Lead the complete make-ready and unit-turnover process to ensure vacant apartments are ready for new residents on schedule.
Oversee lease administration, lease enforcement, bookkeeping, digital work orders, and other property-management activities.
Interview, hire, onboard, train, supervise, and evaluate onsite employees.
Address employee performance and conduct concerns in accordance with company policies and practices.
Respond promptly and professionally to resident complaints, concerns, and service requests.
Promote resident satisfaction and retention while ensuring maintenance and service standards are consistently met.

Qualifications and Requirements

Minimum of three years of residential property management experience.
At least one year of experience supervising onsite employees.
Strong sales, marketing, and residential leasing experience is highly preferred.
Demonstrated ability to lead onsite employees and manage vendor relationships.
Working knowledge of property budgets, financial reporting, rent collection, bookkeeping, and expense control.
Proficiency with Microsoft Office and property-management software such as Entrata or a comparable platform.
Knowledge of Fair Housing, ADA, FCRA, and other applicable housing requirements.
Strong organizational, problem-solving, decision-making, and time-management skills.
Excellent written and verbal communication skills.
Ability to remain professional, adaptable, and responsive in a fast-paced environment.
Housing-provider or comparable property-management certification is preferred.
Must possess and maintain a valid California driver’s license as a condition of employment because driving is an essential function of this position.
Must have access to reliable transportation for property-related travel.
Ability to travel occasionally for property assistance, training, and business meetings.
Business-related mileage will be reimbursed in accordance with company policy and applicable California law.

Physical Requirements

Ability to maintain an active work schedule, including standing, sitting, and walking for extended periods while completing property tours and inspections.
Ability to push, pull, lift, carry, or maneuver up to 25 pounds independently and up to 50 pounds with assistance, with or without reasonable accommodation.
Ability to work a flexible schedule based on operational needs, which may include occasional weekends, evenings, or holidays.
Ability to participate in scheduled on-call emergency rotations.
All time spent actively responding to property emergencies or performing approved after-hours work must be accurately recorded and will be compensated in accordance with applicable California wage-and-hour requirements.

Compensation and Benefits

The annual salary range for this position is $62,400–$74,880. Actual starting pay will be determined based on relevant experience, qualifications, skills, and other job-related factors.
