Full Job Description

The Property Manager is responsible for the day-to-day operations, customer service, marketing, record keeping, and overall appearance and performance of ABC Self Storage. The Manager is expected to maintain a professional, clean, secure, and customer-friendly property while proactively identifying opportunities to improve the property and business.

The duties outlined below provide a general overview of the expectations for this position and are not intended to be an exhaustive list. The Manager is encouraged to take initiative and perform additional activities that reasonably benefit the property, its tenants, and the business.

1. General Record Keeping and Business Procedures

Lease storage units in accordance with company policies and procedures
Learn and effectively utilize all required management softwares
Maintain accurate tenant files
Maintain an ongoing auction list for tenants who are 90 or more days past due
Prepare and maintain vacancy reports, locked-out rental reports, rent rolls, and other significant operational reports

2. Property Standards and Maintenance

Conduct regular inspections of the property to ensure property and office remains in a clean, orderly, secure, and professional condition at all times.
Inspect vacant units and coordinate necessary cleaning, repairs, preventative maintenance, and clean-outs with maintenance contractors.
Hire and supervise maintenance contractors as authorized and ensure work is completed appropriately and in a timely manner.

3. Marketing and Leasing

Actively promote ABC Self Storage within the local community and surrounding market.
Establish and maintain relationships with local businesses, apartment communities, truck rental companies, and other organizations that may refer prospective tenants.
Maintain and update the property's Facebook page and other approved social media platforms with current promotions, announcements, auction information, and other relevant content. Encourage satisfied tenants to leave positive reviews.

4. Managerial Conduct

Act as a responsible representative of ABC Self Storage and conduct all business in a professional, honest, ethical, and customer-focused manner.
Take ownership of the property's day-to-day operations and strive to maintain high standards for customer service, cleanliness, security, and business performance.
Be a self-starter and problem solver who can independently assess situations and determine appropriate courses of action.
Use sound judgment, common sense, and reasonable discretion when addressing day-to-day operational and customer issues.

Pay: $18.00 - $22.00 per hour
